Our timber window range
Two types. Two different requirements. We make one for older properties, one for modern ones, but both come in treated pine or hardwood, and both come with double-glazed sealed units as standard.
Sash and case windows
Scotland’s traditional window design.
Slide vertically. Timber box frame. Cords and counterbalance weights. That’s a sash window. They’re on most of Yoker’s Victorian and Edwardian tenements and the only permitted replacement for listed buildings and conservation area properties where sash and case was the original design.
We restore, sort, and make custom sash windows. Original profiles. Original proportions. Modern thermal and acoustic standards.
A lot of the time, refurbishing the existing frames, draught-proofing and double glazing, is the better route if the frames themselves are still in good shape. We always do a full inspection before recommending full replacement.

Casement windows
Hinged. Open outward to open. Bigger opening, easier cleaning from inside. Common on Yoker properties built from the 1920s on, including rear extensions, dormers, and newer builds.
Side hung, top hung, fixed, three setups, all in custom timber. And like our sash windows, every casement we build is custom-built and fitted with double glazing as standard.

Why timber is the right call
There’s a reason people have been putting timber windows in houses for generations, and it’s not just because they always have. Timber actually outperforms UPVC and aluminium in a number of areas that matter to property owners.
Natural insulating qualities
Timber transfers heat far less easily than aluminium. Outperforms UPVC at comparable frame widths. Better thermal efficiency from the frame itself, before the double glazing even comes into it.
In a place like Scotland, where heating costs represent a real challenge for property owners, the insulating characteristics of a timber frame make a real impact.
Repair not replace
Timber window gets damaged? You can sort it.
Rot in a sill can be taken out and new timber fitted in. A damaged part of frame can be replaced in section. UPVC isn’t repairable in the same way. When it goes, the entire unit ends up in landfill and you start again.
Over the lifetime of a property, repairing and maintaining timber windows rather than going for full replacement saves cost and cuts material waste. It’s a straightforward calculation.
Sustainability
All our timber is sourced from ethically managed woodland.
Timber is a renewable resource that sequesters carbon for its entire lifespan and decomposes naturally at end of life. UPVC is a oil-derived plastic, and aluminium production is highly energy-intensive.
If you care about the carbon impact of your property, timber is the obvious choice.
Aesthetics and value
Weight. Depth. Grain. No man-made alternative can replicate it.
Traditional sandstone tenement. Pale stone villa. Traditional Scottish cottage. Put timber windows in and they belong. Put UPVC in and something’s slightly off, it just can’t that same fit.
Timber windows also bring real value to a property, especially period homes where original or sympathetic features constitute part of the overall appeal.
Double glazing in timber windows
Every single window we make, sash or casement, comes with double-glazed sealed units fitted as standard. Always.
Two sheets of glass. A sealed cavity between them. The sealed unit fits inside the timber frame and manages the rest, limiting heat transfer, lifting sound insulation.
Timber frame. Double glazing. Combined: excellent thermal and acoustic results across both window types.
Need glazing bars for a traditional divided-light look? We can add those as well.
If your older timber windows are still solid but single glazed, we can often upgrade them to double glazing as part of a restoration programme. This keeps the existing frames and lifts thermal performance without a full replacement.
Common on Yoker’s older properties. Existing sash windows: well-constructed. Single glazing: admits cold and road noise.

Timber windows and conservation areas
More than 600 conservation areas across Scotland. The chances are yours is one of them.
Property in a conservation area? UPVC: not approved. Council will often require replacements replicating the original. Material, design, profile.

Wood types we use
Two timber types, and that’s what we use across the entire window range.
Treated pine is the most popular choice. It is pressure-treated to resist rot and decay, accepts a painted finish well, and performs well in Yoker’s damp conditions.
If you prefer a natural timber finish, or if you need something more durable, hardwood is the one, it’s inherently more resistant to damage and it accepts stains and oils beautifully.

FAQ, timber windows
What types of timber windows can you make?
We produce sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Yoker style, sliding vertically within a box frame. Casement windows are hinged and open out. We also make fixed window panels to match any window opening setup.
Timber or UPVC, which is the better window?
For results, lifespan, and appearance? Yes, timber is better. It insulates better at the comparable frame width, lasts significantly longer when maintained, and can be restored rather than fully replaced. It’s also the sole material accepted for listed buildings and is strongly preferred in conservation areas.
Replacing single glazing to double glazing in timber windows, is it possible?
Many cases, yes. The current frames are good, so we upgrade the glazing to double-glazed sealed units as part of a restoration programme. Original frames remain, character is preserved, and the thermal and acoustic results gets better, without a full replacement.
