Waterside has its own timber window makers and we’re called Woodfellas. We make, renovate, and put in wooden windows from our premises, working across homes and business properties across Central Scotland.
Each window is custom-built using responsibly sourced treated pine or hardwood timber. Double glazing and enhanced security are included as standard on every window.
Tenements need sash and case, modern extensions want casement, and some properties need a complete new set. Whatever the property type, we produce ourselves and install ourselves. No middlemen.
Our timber window options
Two types of timber window. Each designed for different properties and requirements. Both available in treated pine or hardwood. Both including double-glazed sealed units as standard.
Sash and case windows
The traditional window style for Scottish properties.
You know what makes sash windows clever? They slide up and down in a timber box frame using cords and counterbalance weights. They’re the standard window on most of Waterside’s Victorian and Edwardian tenements, and the required replacement for listed buildings and conservation area properties where sash and case was the original design.
We restore, sort, and build custom sash windows designed to match existing profiles and proportions. The outcome is modern thermal and acoustic performance in a window that looks exactly as it should.
The existing frames are solid, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the most sensible call. We do full surveys first, before we recommend replacement.

Traditional casement windows
Casement windows swing out on hinges, creating a bigger opening for fresh air and making window cleaning simple from inside. They’re the standard option on Waterside properties going back from the 1920s onwards, as well as extensions, dormers, and new builds.
We build custom timber casement windows in side hung, top hung, and fixed configurations, so whatever style you need, we can do it. And like our sash windows, every casement is built to your size and double glazed as standard.

Why timber is the right choice for windows
Timber has been the top window material for centuries. Not just tradition, it actually outperforms UPVC and aluminium in multiple areas that count to households.
Timber’s insulating properties
Here’s something that surprises people: timber actually carries heat far less easily than aluminium, and it outperforms UPVC at the same frame thickness. That means the frame itself is already doing better thermal work before you even add the double glazing.
Scotland’s not exactly warm, and energy costs are no joke, so the fact that timber frames insulate better makes a genuine impact to what you spend.
Repair, don’t replace
Timber window deteriorates? Good news: you can sort it.
Rot in a sill can be cut out and fresh timber put in. A damaged section of frame can be rebuilt. UPVC can’t be repaired in the same way. When it breaks down, the whole unit goes to landfill and you start again.
Year after year, maintain rather than start over. Over the lifespan of a property, that adds up to real cost not spent and a lot less material going to landfill.
Timber sustainability
All our timber comes from ethically managed forests.
Timber is a renewable resource that stores carbon throughout its working life and breaks down cleanly at end of life. UPVC is a oil-based plastic, and aluminium production is extremely energy-intensive.
For homeowners for whom the environmental footprint of their home is a consideration, timber is the clear choice.
Timber windows, character and value
Pick up a timber window sash and you notice it, weight, depth, texture. No man-made material can copy that.
Sandstone tenement. Light stone villa. Traditional Scottish cottage. Timber windows look right. UPVC just can’t.
And they contribute tangible value to a property too, especially period homes where period features are part of the appeal.
Double-glazed timber windows
Every window we produce, sash or casement, features double-glazed sealed units fitted. No add-ons required.
The sealed unit sits inside the timber frame: it’s two panes of glass with a cavity between them, which cuts down on heat transfer and lifts sound insulation.
The timber frame’s natural thermal qualities combined with the double-glazed sealed unit achieve solid thermal and acoustic performance across both window types. That’s what you get as standard.
Traditional divided-light appearance? We can fit glazing bars, a simple addition that makes a big difference.
If your older timber windows are still structurally sound but single glazed, we can in many cases switch them to double glazing as part of a restoration. This preserves the existing frames and lifts thermal performance without a full replacement.
This is a regular project on Waterside’s older properties. The original sash windows are solid, but the single glazing admits cold and street noise, and upgrading to double glazing solves both.
Every unit we fit is compliant with current building regulations for thermal standards. Always.

Timber windows in listed buildings and conservation areas
Scotland has more than 600 designated conservation areas, and being in one affects what you can do with your windows.
Property in a conservation area? UPVC: not approved. Council may require replacements replicating the original. Material, design, profile.

Timber types we work with
Two timber types, and that’s what we work with across the entire window product range.
Treated pine: most requested choice. Pressure-treated against rot and decay. Accepts paint well. Holds up well in Waterside’s rain-heavy weather.
Want a natural timber finish? Need extra strength? Hardwood. Inherently more immune to wear. Accepts stains and oils beautifully.

Which timber window types do you make?
We build sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Waterside style, moving up and down within a timber box frame. Casement windows are hinged and open out. We also build fixed window panels to match any window opening setup.
Are timber windows better than UPVC?
For results, longevity, and looks? Yes, timber wins. It insulates better at the same frame thickness, lasts significantly longer when maintained, and can be repaired not fully replaced. It’s also the sole material permitted for listed buildings and highly preferred in conservation areas.
Can I upgrade single glazing to double glazing in existing timber windows?
In most cases, yes. If your current timber frames are in sound condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration. The outcome is better thermal and acoustic results while retaining the original frames and appearance.
