Our timber window range

We make two main types of timber window, each built for different properties and needs. Both are made in treated pine or hardwood, and both feature double-glazed sealed units as standard.

Sash windows

The traditional Scottish window, and it has never changed.

You know what makes sash windows great? They slide up and down in a timber box frame using weighted cords and pulleys. They’re the original window on most of Waterloo’s period tenements, and the required replacement for listed buildings and conservation area properties where sash and case was the existing design.

We renovate, repair, and build custom sash windows designed to match existing profiles and proportions. The outcome is modern thermal and acoustic performance in a window that looks exactly as it should.

A lot of the time, restoring the existing frames, draught-proofing and double glazing, is the smarter route if the frames themselves are still solid. We always do a full assessment before suggesting a replacement.

Casement windows

Casement windows are hinged and swing out to open, creating a wider opening for airflow and making access from inside much easier. They’re standard on Waterloo properties built from the 1920s onwards, as well as extensions, dormers, and newer builds.

We manufacture custom timber casement windows in side hung, top hung, and fixed setups. Just like our sash windows, every casement is built to order and fitted with double glazing as standard, no exceptions.

Why timber windows are the right choice

Timber has been the go-to window material for hundreds of years. Not just tradition, it genuinely outperforms UPVC and aluminium in multiple areas that make a difference to property owners.

Timber’s insulating properties

Timber carries heat far less easily than aluminium. Outperforms UPVC at equivalent frame thicknesses. Stronger thermal efficiency from the frame itself, before the double glazing even gets involved.

In a climate like Scotland, where energy bills are a real challenge for property owners, the insulating properties of a timber frame make a tangible impact.

Repair, don’t replace

Where damage occurs in a timber window, restoration remains a realistic choice.

Rot in a sill can be cut out and new timber spliced in. A damaged part of frame can be rebuilt. UPVC can’t be repaired in the same way. When it goes, the entire unit goes to landfill and you start again.

Over the life of a property, being able to maintain and repair timber windows rather than having to replace them cuts real money and reduces waste.

Environmental sustainability

Every length of timber we work with is procured from sustainably managed forests.

Timber: natural. Holds carbon. Biodegrades naturally. UPVC: plastic from oil. Aluminium production: extremely energy-intensive.

Pick up a timber window sash and you feel it, weight, character, texture. No man-made alternative can copy that.

They bring tangible property value too. Especially older properties. Original or sympathetic features matter to potential buyers.

Double-glazed timber windows

Whether sash or casement, all the windows we manufacture include double-glazed sealed units as standard. It’s always installed.

The sealed unit fits within the timber frame, employing two panes of glass with a sealed cavity to reduce heat transfer and lift sound insulation.

Combined with the inherent thermal characteristics of the timber frame, a double-glazed timber window gives you solid thermal and acoustic performance across both sash and casement styles.

Need glazing bars for a traditional divided-light look? We can add those as well.

Got older timber windows that are still sound but only single glazed? In a lot of cases we can switch them to double glazing as part of a restoration programme, retaining the original frames and lifting performance without replacing everything.

This is a common project on Waterloo’s older properties. The existing sash windows are well-built, but the single glazing allows in cold air and ambient noise, and converting to double glazing solves both.

Timber windows for conservation areas

There are more than 600 conservation areas in Scotland, a significant total.

Where a property falls within one of these areas, UPVC is not an acceptable window material, and the local planning authority will likely require replacements to replicate the original window in material, design, and profile.

Types of timber we use

Two timber types. That’s what we stock across all window product range.

The most common choice is treated pine. It’s pressure-treated to prevent rot and decay, takes a paint finish well, and works well in Waterloo’s damp climate.

A natural timber look, extra hardwearing performance, hardwood answers both. Inherently more wear-resistant, and it accepts stains and oils beautifully.

We make sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case: the traditional Waterloo design, sliding vertically in a timber box frame. Casements: hinged, swing out. Fixed panels made too, for any opening configuration.

Timber windows vs UPVC, which is better?

Yes, for performance, longevity, and appearance, timber is better. It insulates more effectively at the comparable frame width, lasts a lot longer when maintained, and can be fixed rather than replaced. It’s also the only material permitted for listed buildings and is strongly preferred in conservation areas.

Can you upgrade single glazing to double glazing in existing timber windows?

In most cases, yes. If your existing timber frames are in good condition, we can switch the glazing to double-glazed sealed units as part of a restoration programme. The result is better thermal and acoustic performance while keeping the existing frames and character.
