Sash windows

The traditional window style for Scottish properties.

Sash windows operate by sliding vertically within a timber box frame, using a system of cords and counterbalance weights. They represent the standard window type on most of Stirling’s Victorian and Edwardian tenements, and they’re the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.

We refurbish, fix, and make custom sash windows that replicate the existing profiles and proportions while delivering modern thermal and acoustic standards.

Timber’s natural insulation

The frame counts, not just the glass. Timber carries heat far less readily than aluminium and outperforms UPVC at the same frame thickness, giving superior thermal efficiency from the frame itself, before the double glazing even factors in.

The sealed unit fits within the timber frame and uses two sheets of glass with a cavity. The effect is reduced heat transfer and better sound insulation.

Timber types we work with

Two timber types. That’s it. We work with both for all window product range.

Treated pine is the most frequently chosen option. It is pressure-treated to ward off rot and decay, holds a painted finish well, and works well in Stirling’s rain-heavy conditions.

Want a natural timber look? Need extra strength? Hardwood. By nature more resistant to wear. Takes stains and oils beautifully.

We produce sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Stirling style, sliding up and down within a timber box frame. Are timber windows better than UPVC?

For performance, lifespan, and appearance? Yes, timber is better. It insulates more effectively at the equivalent frame width, lasts a lot longer when maintained, and can be repaired rather than replaced. It’s also the sole material accepted for listed buildings and is highly favoured in conservation areas.

Can existing timber windows be converted to double glazing?

Most cases, yes. The current frames are sound, so we switch the glazing to double-glazed sealed units as part of a restoration. Original frames stay, look is preserved, and the thermal and acoustic performance gets better, without a full replacement.
