Stepps has its own timber window experts and we’re called Woodfellas. We build, restore, and fit timber windows from our premises, covering residential properties and commercial properties throughout Central Scotland.
Every window we build is made to measure from ethically sourced treated pine or hardwood timber, with double glazing and upgraded security installed as standard.
Sash and case for a tenement, casements for a contemporary extension, or a full set of replacement windows for whatever type of property you’ve got, we produce them all ourselves and fit ourselves.
Our wooden window range
Two types. Two different requirements. We produce one for older properties, one for newer ones, but both are available in treated pine or hardwood, and both feature double-glazed sealed units as standard.
Sash windows
The traditional Scottish window design.
Before UPVC, before aluminium, Stepps’s period tenements were built with sash windows, moving vertically in a timber box frame on cords and counterbalance weights. They’re still the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.
Whether your sash windows need refurbishing, sorting, or replacing altogether, we produce custom ones that mirror the period profiles and proportions, while still achieving modern thermal and acoustic results.
The original frames are solid, so why replace them? Restoration, draught-proofing and double glazing upgrades, is usually the better call. We carry out full surveys first, before we recommend replacement.

Hinged windows
Casement windows are hinged and open outward to open, creating a larger opening for airflow and making access from inside straightforward. They’re standard on Stepps properties dating from the 1920s onwards, as well as extensions, dormers, and newer builds.
We make custom timber casement windows in side hung, top hung, and fixed arrangements, so whatever configuration you need, we can deliver it. And like our sash windows, every casement is built to your size and double glazed as standard.

Why timber windows are the right call
Centuries of timber windows, and they’re not still around out of habit. Timber genuinely outperforms UPVC and aluminium in a number of areas that matter to property owners. The record say it all.
How timber insulates naturally
Here’s something that catches out people: timber actually transfers heat far less quickly than aluminium, and it outperforms UPVC at the equivalent frame width. That means the frame itself is already doing better thermal work before you even factor in the double glazing.
In Scotland, where energy costs are a real issue, the thermal characteristics of a timber frame make a genuine difference, and that matters over time.
Repair before replace
Timber window damaged? You can repair it.
Got rot in a sill? You cut it out and fit new timber. Damaged part of frame? Rebuild. With UPVC, you don’t have that option. When it goes, the whole thing ends up in landfill and you’re starting again.
Over the lifetime of a property, being able to repair and maintain timber windows rather than replacing them saves real money and cuts down on waste.
Timber and sustainability
Every length of timber we work with is sourced from sustainably managed forests, that’s how we operate.
Timber is a sustainable resource that sequesters carbon for its entire life and decomposes naturally at end of life. UPVC is a plastic based on oil, and aluminium production is extremely carbon-heavy, worth knowing if the environment matters to you.
For homeowners for whom the carbon impact of their house is a concern, timber represents the clear option.
Character and value
The weight, feel, and natural grain of timber windows is what no synthetic material can replicate.
On a sandstone tenement, a blonde stone villa, or a period Scottish cottage, timber windows just belong in a way UPVC simply can’t match.
They contribute genuine property value too. Especially period properties. Original or sympathetic features count to potential buyers.
Double glazing timber windows
Every window we produce, sash or casement, comes with double-glazed sealed units fitted as standard. Always.
Two sheets of glass. A sealed cavity between them. The sealed unit is housed inside the timber frame and handles the rest, cutting heat transfer, improving sound insulation.
Combine the timber frame’s inherent insulating properties with double glazing and you get solid thermal and acoustic results across both window types.
For properties that call for a traditional divided-light appearance, we can install glazing bars as an addition.
Still in good shape but single glazed? We can in many cases convert to double glazing as part of a restoration programme, preserving the existing frames, boosting thermal performance, and avoiding a full replacement.
It comes up a lot on Stepps’s older properties, existing sash windows that are solid, but the single glazing lets in cold and ambient noise like it’s not even there.
And every unit we fit complies with current building regulations for thermal performance, so no worries there.

Listed buildings timber windows
There are over 600 conservation areas in Scotland, a significant total.
If your property is in one of these areas, you need to know that UPVC is not an approved window material. Your local council will likely require replacements that mirror the original in material, design, and profile.

Wood choices
Two timber types. That’s it. We stock both across the entire window range.
Treated pine is what most customers go for, pressure-treated to ward off rot and decay, accepts a paint finish well, and performs in Stepps’s rain-heavy weather without a problem.
For properties where a natural timber finish is desired, or where added durability is required, we stock hardwood, which is inherently more resistant to wear and takes stains and oils beautifully.

What kinds of timber windows do you offer?
We manufacture two main types: sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Stepps style, sliding vertically within a box frame. Casement windows are hinged and swing outward. We also produce fixed window panels to suit any window opening configuration.
Are timber windows worth it over UPVC?
For results, lifespan, and looks? Yes, timber wins. It insulates more effectively at the equivalent frame thickness, lasts a lot longer when maintained, and can be restored not fully replaced. It’s also the sole material permitted for listed buildings and strongly preferred in conservation areas.
Is it possible to replace single glazing in timber windows?
In many cases, yes. If your existing timber frames are in good condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration programme. That preserves the original frames and look while lifting thermal and acoustic performance.
