Timber windows we make

Two types. Two different requirements. We make one for older properties, one for modern ones, but both are available in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash windows

The traditional window type for Scottish properties.

Sash windows move vertically within a box frame, using a system of cords and counterbalance weights. They are the original window type on most of Scotstounhill’s period tenements, and they’re the only accepted replacement for listed buildings and conservation area properties where sash and case was the existing design.

We restore, repair, and manufacture custom sash windows that precisely match period profiles and proportions while delivering modern thermal and acoustic standards.

The original frames are in good shape, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the most sensible call. We complete full surveys first, before we recommend replacement.

Traditional casement windows

Hinged. Open out to open. Larger opening, easier access from inside. Typical on Scotstounhill properties dating from the 1920s on, including extensions, dormers, and new builds.

Side hung, top hung, fixed, we manufacture custom timber casement windows in all three styles. Like our sash windows, every single one is made to measure and fitted with double glazing as standard.

Why timber windows make sense

Timber’s long-standing position as the go-to window material is not simply a question of tradition. It genuinely outperforms UPVC and aluminium in several areas that count to property owners.

Natural insulation

Did you know timber transfers heat far less quickly than aluminium, and it outperforms UPVC at the same frame thickness? That means better thermal performance from the frame itself, before you even add the double glazing.

In Scotland, energy costs are a real challenge. The insulating properties of a timber frame make a measurable effect to those costs, and it’s worth knowing.

Repair it, don’t replace it

The great thing about timber windows is that if something gets damaged, you can repair it.

Rot in a sill or bottom rail? Remove it and splice in new timber. Damaged part of frame? Repair. UPVC can’t do any of that. When it fails, the entire unit ends up in landfill and you’re back to square one.

Year after year, repair and maintain rather than start over. Over the life of a property, that adds up to real cost not spent and a lot less material going to landfill.

Environmental sustainability

The timber we use is sourced from ethically managed forest, every bit of it.

Timber: sustainable. Locks in carbon. Decomposes cleanly. UPVC: plastic from oil. Aluminium production: highly carbon-heavy.

If the carbon footprint of your home counts to you, timber is the clear choice. It’s as simple as that.

Timber windows, character and value

Timber windows have a heft, physical depth, and grain that no man-made material can reproduce.

On a sandstone tenement, a pale stone villa, or a period Scottish cottage, timber windows look right in a way UPVC never quite manages. Worth considering if the look matter to you.

Timber windows also bring genuine value to a property, particularly period properties where period features are what attracts buyers.

Timber windows with double glazing

Every window we make, sash or casement, includes double-glazed sealed units installed as standard. Always.

Two layers of glass. A sealed cavity between them. The sealed unit fits inside the timber frame and handles the rest, cutting heat transfer, improving sound insulation.

Timber frame. Double glazing. Combined: excellent thermal and acoustic results across both window types.

For properties that need a traditional divided-light appearance, we can install glazing bars as an addition.

Still solid but single glazed? We can in many cases switch to double glazing as part of a restoration, keeping the existing frames, improving performance, and skipping a full replacement.

This is a common job on Scotstounhill’s older properties. The existing sash windows are well-constructed, but the single glazing admits cold air and ambient noise, and converting to double glazing fixes both.

Timber windows in listed buildings and conservation areas

There are over 600 conservation areas across Scotland, quite a number.

If your property is in one of these areas, UPVC isn’t an approved window material, and your local council may well insist on replacements that mirror the original in material, design, and profile.

We’ve been making timber windows for conservation areas and listed buildings throughout Scotland for over 20 years, so we understand what the council expects, nothing new to us.

Wood types we use

Two timber types. That’s it. We work with both for the entire window product range.

Most customers choose treated pine. It’s pressure-treated to ward off rot and decay, holds a painted finish well, and performs in Scotstounhill’s damp weather with no issue.

Want a natural timber finish or need extra durability? Hardwood is what you need, inherently more immune to damage, and it accepts stains and oils so well.

What kinds of timber windows do you make?

Sash and case is the traditional Scotstounhill window, sliding up and down in a box frame, that’s one type. Casement windows are hinged and swing outward, that’s the other. Both are available in treated pine or hardwood. And we produce fixed window panels too, for any opening configuration.

Timber windows vs UPVC, which is better?

On performance, longevity, and looks: yes. Timber insulates more effectively at the equivalent frame thickness, lasts a lot longer when maintained, and can be restored rather than replaced when damage occurs. It’s also the sole material accepted for listed buildings and is highly preferred in conservation areas.

Upgrading single glazing to double glazing in timber windows, is it possible?

In many cases, yes. If your current timber frames are in good condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration programme. That retains the existing frames and appearance while boosting thermal and acoustic performance.
