Our timber window range
Two main types of timber window, each built for different properties and needs. Both offered in treated pine or hardwood, and both feature double-glazed sealed units as standard.
Sash windows
The original Scottish window, and still the go-to.
You know what makes sash windows great? They slide up and down in a box frame using weighted cords and pulleys. They’re the classic window on most of Saltcoats’s period tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.
Whether your sash windows need renovating, fixing, or replacing altogether, we make custom ones that replicate the existing profiles and proportions, while still achieving modern thermal and acoustic results.
The existing frames are in good shape, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the smarter route. We carry out full assessments first, before we recommend going further.

Casement windows
Casement windows are hinged and swing outward to open, creating a wider opening for fresh air and making access from inside simple. They’re widespread on Saltcoats properties dating from the 1920s onwards, as well as rear extensions, dormers, and newer builds.
Side hung, top hung, fixed, three setups, all in custom timber. And like our sash windows, every casement we make is built to order and double glazed as standard.

Why timber windows are the right choice
Timber windows have been around for hundreds of years, and there’s a reason they’ve stayed the first choice. It’s not just tradition, timber genuinely outperforms UPVC and aluminium in a number of areas that count to property owners.
Natural insulation
Did you know timber conducts heat far less quickly than aluminium, and it outperforms UPVC at the equivalent frame thickness? That means stronger thermal performance from the frame itself, before you even add the double glazing.
Scotland depends on heating bills. A timber frame’s insulating properties make a measurable effect to what you spend, and that difference adds up over the years.
Repair not replace
Damage happens. With timber, that’s not the end of the story. You can fix it.
Got rot in a sill? You cut it out and fit fresh timber. Damaged part of frame? Rebuild. With UPVC, you don’t have that option. When it breaks, the whole thing goes to landfill and you’re starting again.
Think about it: over the lifetime of a property, being able to maintain and repair timber windows rather than replacing them saves serious money and cuts a lot of waste.
Eco performance
All timber that goes into our windows is sourced from ethically managed woodland.
Timber: sustainable. Stores carbon. Biodegrades cleanly. UPVC: plastic from oil. Aluminium manufacturing: extremely energy-intensive.
Your property’s carbon impact matters to you? Then timber is the obvious option. It always has been.

Pick up a timber window sash and you notice it, weight, character, texture. No artificial material can copy that.
Sandstone tenement. Blonde stone villa. Period Scottish cottage. Timber windows fit. UPVC just can’t.
And they contribute real value to a property, especially older properties where original or sympathetic features are what buyers look for.
Double glazed wooden windows
Every window we make, sash or casement, features double-glazed sealed units fitted. No add-ons needed.
Sealed unit in the frame. Two layers of glass. Sealed cavity between them. Limits heat transfer. Lifts sound insulation.
Put that double glazing together with the natural insulating properties of the timber frame, and you’ve got strong thermal and acoustic results across both sash and casement.
If your property calls for a traditional divided-light look, we can install glazing bars, just let us know.
The frames are solid, they’re just single glazed. In a lot of cases, we can upgrade to double glazing as part of a restoration, retaining what’s worth saving, boosting performance, no full replacement needed.
Common on Saltcoats’s older properties. Existing sash windows: well-constructed. Single glazing: allows in cold and street noise.

Timber windows and conservation areas
There are more than 600 conservation areas across Scotland, quite a number.
If your property is in one of these areas, it’s worth understanding that UPVC is not an acceptable window material. Your local council will often require replacements that mirror the original in material, design, and profile.
We’ve been making timber windows for conservation areas and listed buildings throughout Scotland for over 20 years, so we know what the council expects, nothing new to us.

Timber types
Two timber types. That’s it. We use both for the entire window product range.
Treated pine is what most customers choose, pressure-treated to resist rot and decay, accepts a painted finish well, and performs in Saltcoats’s wet conditions with no a problem.
Want a natural timber look? Need extra durability? Hardwood. By nature more resistant to deterioration. Takes stains and oils really well.
We recommend the right timber for each project, taking into consideration the property age, its exposure, and the wanted finish.

Which wooden window types do you manufacture?
We make two main types: sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Saltcoats style, moving vertically within a box frame. Casement windows are hinged and swing outward. We also produce fixed window panels to match any opening configuration.
Are timber windows worth it over UPVC?
On all three counts, performance, longevity, and looks, yes, timber is the better choice. It insulates more effectively at equivalent frame widths, lasts a lot longer when regularly maintained, and can be restored rather than fully replaced when damage happens. Timber is also the only material permitted for listed buildings and is greatly favoured in conservation areas.
Is it possible to replace single glazing in timber windows?
In many cases, yes. Sound current frames? We upgrade the glazing to double-glazed sealed units as part of a restoration. Original frames stay, thermal and acoustic performance gets better.
