You know what makes sash windows great? They move up and down in a box frame using weighted cords and pulleys. They’re the classic window on most of Rothesay’s Victorian and Edwardian tenements, and the only permitted replacement for listed buildings and conservation area properties where sash and case was the existing design.

We renovate, sort, and manufacture custom sash windows designed to match period profiles and proportions. The result is modern thermal and acoustic performance in a window that fits right in.

The existing frames are solid, so why replace them? Restoration, draught-proofing and double glazing upgrades, is often the smarter route. We do full assessments first, before we recommend replacement.

There’s a reason people have been installing timber windows in houses for centuries, and it’s not just because they always have. Timber truly outperforms UPVC and aluminium in multiple areas that count to homeowners.

Natural insulation

Timber transfers heat far less readily than aluminium and outperforms UPVC at the same frame widths. The outcome is better thermal performance from the frame itself, and that’s before the double glazing comes into it.

Scotland’s not exactly warm, and heating bills are no joke, so the fact that timber frames retain warmth better makes a genuine effect to what you pay.

Timber windows, fix before replace

Timber window gets damaged? You can sort it.

Rot in a sill or bottom rail can be removed and fresh timber spliced in its stead. A damaged section of frame can be replaced in section. UPVC offers no such option: when it breaks, the whole unit ends up in landfill and the process starts again.

Double glazing timber windows

Whether sash or casement, all the windows we make feature double-glazed sealed units fitted. It’s always fitted.

Two layers of glass. A cavity between them. The sealed unit is housed inside the timber frame and handles the rest, reducing heat transfer, lifting sound insulation.

The timber frame does its bit. The double glazing does its bit. Together they deliver excellent thermal and acoustic performance across both styles, sash or casement, same result.

Traditional divided-light appearance? We can add glazing bars, a straightforward addition that makes a big difference.

Got older timber windows that are still in good shape but only single glazed? In many cases we can switch them to double glazing as part of a restoration programme, preserving the existing frames and lifting performance without replacing everything.

Timber types we work with

Across all our window ranges, we stock two types of timber.

Treated pine represents the most popular option. It is pressure-treated to ward off rot and decay, holds a painted finish well, and holds up reliably in Rothesay’s rain-heavy weather.

A natural timber look, extra strength, hardwood answers both. Naturally more resistant to wear, and it accepts stains and oils so well.

Can you upgrade single glazing to double glazing in existing timber windows?

In many cases, yes. If your existing timber frames are in sound condition, we can convert the glazing to double-glazed sealed units as part of a restoration. That retains the original frames and look while lifting thermal and acoustic results.
