Our timber window range
We produce two primary types of timber window, each built for different properties and requirements. Both are made in treated pine or hardwood, and both come with double-glazed sealed units as standard.
Sash and case windows
The traditional Scottish window, and it has never changed.
Sash windows work on a clever system: they slide vertically in a box frame using weighted cords and pulleys. You’ll see them on most of Robroyston’s Victorian and Edwardian tenements, and if you’ve got a listed building or conservation area property, they’re the required replacement where sash and case was the existing design.
Whether your sash windows need renovating, repairing, or replacing altogether, we make custom ones that replicate the existing profiles and proportions, while still achieving modern thermal and acoustic standards.
Restoration typically includes draught-proofing and double glazing upgrades, and it’s the most sensible option where the existing frames are in good condition. We complete full surveys before recommending any replacement.

Casement windows
Casement windows swing out on hinges, giving a larger opening for fresh air and making cleaning simple from inside. They’re the common option on Robroyston properties built from the 1920s onwards, as well as extensions, dormers, and new builds.
Side hung, top hung, fixed, three arrangements, all in custom timber. And like our sash windows, every casement we produce is made to measure and double glazed as standard.

Why timber is the right choice for windows
Timber windows have been around for generations, and there’s a good reason they’ve stayed the go-to. It’s not just tradition, timber genuinely outperforms UPVC and aluminium in several areas that count to property owners.
Natural insulating qualities
Did you know timber transfers heat far less quickly than aluminium, and it outperforms UPVC at the same frame width? That means better thermal performance from the frame itself, before you even add the double glazing.
In Scotland, energy costs are a real concern. The thermal qualities of a timber frame make a tangible effect to those costs, and it’s worth bearing in mind.
Repair, not replace
The great thing about timber windows is that if something deteriorates, you can sort it.
Got rot in a sill or bottom rail? You take it out and fit fresh timber. Damaged part of frame? Repair. With UPVC, you can’t do that. When it fails, the whole thing ends up in landfill and you’re starting again.
Over the lifespan of a property, the ability to maintain and repair timber windows rather than replacing them means significant savings in both money and waste.
The sustainable option
All our timber is sourced from ethically managed forests.
Timber is a renewable resource, it holds carbon as it ages and biodegrades naturally when it’s done. UPVC is plastic made from oil, and aluminium manufacturing takes a significant amount of energy.
If the carbon footprint of your property matters to you, timber is obviously the right option. It’s not complicated.
Timber windows, character and value
Timber windows have a heft, a depth, and a texture that no synthetic alternative can come close to.
Traditional sandstone tenement. Pale stone villa. Traditional Scottish cottage. Put timber windows in and they belong. Put UPVC in and something’s slightly wrong, it just can’t that same fit.
And they contribute real value to a property too, especially period homes where period features are part of the attraction.
Double glazed timber windows
Every single window we make, sash or casement, features double-glazed sealed units installed as standard. Always.
Two panes of glass. A cavity between them. The sealed unit sits inside the timber frame and manages the rest, reducing heat transfer, lifting sound insulation.
Combine the timber frame’s inherent insulating characteristics with double glazing and you get strong thermal and acoustic performance across both window types.
For properties that call for a traditional divided-light appearance, we can fit glazing bars as part of the installation.
Older frames. Single glazing only. Still solid? We can often switch to double glazing as part of a restoration programme. Original frames are preserved. Thermal performance gets better. No full replacement.
Robroyston’s older properties bring up this situation all the time. Well-built original sash windows, but single glazing that lets in cold air and road noise like it isn’t there.

Listed buildings timber windows
Scotland has more than 600 recognised conservation areas, and if you’re in one, it makes a difference.
Where a property is located in one of these areas, UPVC is not an permitted window material, and the local council authority will often require replacements to replicate the existing window in material, design, and profile.

Timber types
Across all our window products, we stock two types of timber.
Treated pine represents the most popular choice. It is pressure-treated to prevent rot and decay, holds a paint finish readily, and holds up well in Robroyston’s rain-heavy conditions.
A natural timber look, extra durability, hardwood answers both. Naturally more wear-resistant, and it accepts stains and oils beautifully.
We recommend the right timber for each job, taking into account the property type, its exposure level, and the wanted finish.
Timber windows, frequently asked questions
What types of timber windows do you manufacture?
We build sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Robroyston design, sliding up and down within a box frame. Casement windows are hinged and open outward. We also produce fixed window panels to suit any window opening configuration.
Are timber windows better than UPVC?
Three things: results, longevity, looks. Timber wins on all three. Better insulation at the equivalent frame width. A lot longer lifespan when maintained. Repairable, not fully replaced. And it’s the sole material accepted for listed buildings, greatly preferred in conservation areas too.
Is it possible to upgrade single glazing in timber windows?
In most cases, yes. If your existing timber frames are in sound condition, we can convert the glazing to double-glazed sealed units as part of a restoration. That keeps the original frames and look while boosting thermal and acoustic performance.
