Sash windows

The traditional Scottish window, and it hasn’t changed.

Slide up and down. Box frame. Cords and counterbalance weights. That’s a sash window. They’re on most of Overton’s Victorian and Edwardian tenements and the only permitted replacement for listed buildings and conservation area properties where sash and case was the original design.

The best sash windows should look exactly like the original. We restore, fix, and build custom ones replicating original profiles and proportions, while delivering modern thermal and acoustic standards where it counts.

Restoration often covers draught-proofing and double glazing upgrades. Smartest call where existing frames are solid. We inspect fully before recommending replacement.

Outward-opening casement windows

Casement windows open out on hinges, bigger opening for fresh air, easy access from inside. You’ll spot them across Overton properties built from the 1920s onwards, and on extensions, dormers, and newer builds.

We produce custom timber casement windows in side hung, top hung, and fixed styles. Like our sash windows, every casement is built to order and fitted with double glazing as standard.

Hundreds of years of timber windows, and they’re not still around out of habit. Timber actually outperforms UPVC and aluminium in multiple areas that count to households. The numbers speak for themselves.

How timber insulates naturally

Timber carries heat far less easily than aluminium and outperforms UPVC at equivalent frame widths. The outcome is better thermal efficiency from the frame itself, and that’s before the double glazing comes into it.

In a place like Scotland, where heating bills represent a real challenge for homeowners, the insulating properties of a timber frame make a real impact.

Repair, don’t replace

Timber window gets damaged? Good news: you can fix it.

Rot in a sill or bottom rail? Remove it and fit new timber. Damaged section of frame? Repair. UPVC isn’t repairable. When it goes, the entire unit ends up in landfill and you’re starting from scratch.

Double glazing in wooden windows

Sash or casement. Every window. Double-glazed sealed units included as standard.

The sealed unit sits within the timber frame and uses two panes of glass with a cavity. The effect is less heat transfer and better sound insulation.

Combined with the natural thermal properties of the timber frame, a double-glazed timber window delivers strong thermal and acoustic results across both sash and casement types.

If your property calls for a traditional divided-light appearance, we can add glazing bars, just let us know.

Older frames. Single glazing only. Still in good shape? We can in many cases convert to double glazing as part of a restoration. Original frames stay. Performance improves. No full replacement.

It’s a particularly common project on Overton’s older properties, solid existing sash windows, but single glazing that lets in cold and ambient noise. Easily fixed.

Timber windows and conservation areas

Scotland has over 600 officially recognised conservation areas, and being in one changes what you are permitted to do with your windows.

Conservation area, and your windows need replacing? UPVC is not an acceptable material, your local council may require replacements that match the original in material, design, and profile. It’s a strict requirement.

Wood choices

We stock two timber types across the entire window product range, here’s what you need to know about each.

Treated pine: most requested choice. Pressure-treated against rot and decay. Holds paint well. Holds up well in Overton’s wet conditions.

If you prefer a natural timber finish, or if you need something harder-wearing, hardwood is the answer, it’s naturally more resistant to deterioration and it accepts stains and oils really well.

What types of timber windows do you make?

We make two main types: sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Overton style, moving vertically within a box frame. Casement windows are hinged and swing outward. We also produce fixed window panels to suit any window opening configuration.

Are timber better than UPVC?

On all three fronts, thermal performance, lifespan, and appearance, yes, timber is the superior choice. It insulates better at equivalent frame widths, lasts significantly longer when properly maintained, and can be repaired rather than replaced when damage occurs. Timber is also the sole material accepted for listed buildings and is strongly favoured in conservation areas.

Upgrading single glazing to double glazing in timber windows, is it possible?

In many cases, yes! If your existing frames are in sound condition, we can switch to double-glazed sealed units as part of a restoration programme, keeping the existing frames and look while boosting thermal and acoustic performance.
