Two main types of timber window, each built for different properties and requirements. Both offered in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash windows move vertically within a timber box frame, with a system of weighted cords and pulleys doing the work. They’re the standard window type on most of Old Kilpatrick’s Victorian and Edwardian tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.

We renovate, sort, and make custom sash windows that precisely match period profiles and proportions while achieving modern thermal and acoustic results.

Restoration typically includes draught-proofing and double glazing upgrades, and it’s the smartest call where the existing frames are sound. We do full surveys before recommending any replacement.

Outward-opening casement windows

Casement windows open out on hinges, wider opening for airflow, easy access from inside. You’ll find them all over Old Kilpatrick properties built from the 1920s onwards, and on extensions, dormers, and newer builds.

Timber’s natural insulation

Timber transfers heat far less quickly than aluminium and outperforms UPVC at equivalent frame thicknesses. The result is stronger thermal performance from the frame itself, and that’s before the double glazing comes into it.

On a traditional sandstone tenement, a light stone villa, or a period Scottish cottage, timber windows look right in a way UPVC just can’t. Worth considering if aesthetics matter to you.

They bring genuine property value too. Especially older properties. Original or sympathetic features count to buyers.

Double glazed timber windows

Sash or casement. Every window. Double-glazed sealed units included as standard.

The sealed unit fits inside the timber frame: it’s two panes of glass with a sealed cavity between them, which limits heat transfer and lifts sound insulation.

Put that double glazing together with the natural thermal qualities of the timber frame, and you’ve got excellent thermal and acoustic results across both sash and casement.

Where older timber windows are solid but single glazed, we can often upgrade them to double glazing as part of a restoration, preserving the original frames and boosting thermal performance without needing a full replacement.

Timber windows in listed buildings and conservation areas

Scotland has more than 600 recognised conservation areas, and being in one changes what you can do with your windows.

Conservation area, and your windows need replacing? UPVC is not an approved material, your local council will likely require replacements that match the original in material, design, and profile. It’s a firm requirement.

Timber types

Across all our window products, we use two types of timber.

Treated pine: most requested option. Pressure-treated against rot and decay. Takes a painted finish well. Works well in Old Kilpatrick’s damp weather.

If you want a natural timber finish, or if you need something more durable, hardwood is the one, it’s naturally more resistant to deterioration and it takes stains and oils really well.

What types of timber windows do you make?

We produce two main types: sash and case windows and casement windows, both made in treated pine or hardwood. Sash and case are the traditional Old Kilpatrick design, sliding up and down within a timber box frame. Casement windows are hinged and swing outward. We also produce fixed window panels to match any opening setup.

Are timber windows worth it over UPVC?

For results, lifespan, and looks? Yes, timber wins. It insulates more effectively at the same frame width, lasts a lot longer when maintained, and can be restored not replaced. It’s also the only material permitted for listed buildings and greatly favoured in conservation areas.

Can existing timber windows be converted to double glazing?

In many cases, yes. Where existing timber frames are in sound condition, we can switch the glazing to double-glazed sealed units as part of a restoration programme. This retains the original frames and character while improving thermal and acoustic standards.
