Wooden windows we make

We make two main types of timber window, each suited to different properties and requirements. Both are offered in treated pine or hardwood, and both feature double-glazed sealed units as standard.

Sash windows

Scotland’s original window style.

Sash windows work on a clever system: they slide vertically in a timber box frame using cords and counterbalance weights. You’ll see them on most of Oatlands’s Victorian and Edwardian tenements, and if you’ve got a listed building or conservation area property, they’re the required replacement where sash and case was the existing design.

Whether your sash windows need renovating, sorting, or replacing altogether, we make custom ones that replicate the original profiles and proportions, while still delivering modern thermal and acoustic performance.

A lot of the time, restoring the original frames, draught-proofing and double glazing, is the better option if the frames themselves are still sound. We always do a full inspection before recommending a replacement.

Hinged windows

Casement windows are the hinged type: they swing out to open, which gives you a bigger opening for airflow and means you can clean them easily from inside. They’re standard on Oatlands properties built from the 1920s on, and they’re the standard option for extensions, dormers, and new builds.

We produce custom timber casement windows in side hung, top hung, and fixed configurations. Like our sash windows, every casement is made to measure and double glazed as standard.

Why timber is the right choice for windows

Timber has been the go-to window material for centuries, and it’s worth knowing why. It genuinely outperforms UPVC and aluminium in multiple areas that count to households, and that’s not just tradition.

Timber’s natural insulation

Timber transfers heat far less readily than aluminium and outperforms UPVC at the same frame thicknesses. This gives you superior thermal efficiency from the frame itself, before the double glazing is even added.

Scotland’s not exactly tropical, and energy costs are no joke, so the fact that timber frames insulate better makes a real difference to what you spend.

Repair not replace

Timber window gets damaged? You can fix it.

Got rot in a sill or bottom rail? You cut it out and fit fresh timber. Damaged part of frame? Repair. With UPVC, you don’t have that option. When it breaks, the whole thing goes to landfill and you’re starting over.

Over the lifetime of a property, looking after timber windows rather than going for full replacement cuts cost and cuts waste. It’s a simple calculation.

Eco performance

All timber used in our windows is obtained from ethically managed woodland.

Timber is a sustainable material that sequesters carbon across its lifespan and breaks down cleanly at end of life. UPVC is a petroleum-derived plastic, and aluminium manufacturing is highly energy-intensive.

If the environmental footprint of your property matters to you, timber is the clear option. It’s as straightforward as that.

Timber windows, character and value

Pick up a timber window sash and you feel it, heft, character, natural grain. No synthetic alternative can copy that.

On a traditional sandstone tenement, a light stone villa, or a period Scottish cottage, timber windows look right in a way UPVC never quite manages. Worth noting if the look matter to you.

Value, too. On period properties, where period features are part of what makes them special, timber windows contribute tangible worth that UPVC never quite does.

Double glazed timber windows

Sash or casement. Every window. Double-glazed sealed units fitted as standard.

The sealed unit fits inside the timber frame, two panes of glass with a cavity between them, reducing heat transfer and boosting sound insulation.

When combined with the natural insulating qualities of the timber frame, a double-glazed timber window gives you strong thermal and acoustic results across both sash and casement styles.

If your property calls for a traditional divided-light appearance, we can add glazing bars, just ask.

Got older timber windows that are still sound but only single glazed? In many cases we can switch them to double glazing as part of a restoration programme, keeping the existing frames and boosting performance without a full replacement.

Oatlands’s older properties bring up this request all the time. Well-constructed existing sash windows, but single glazing that lets in cold and street noise like there’s nothing there.

Timber windows for conservation areas

Scotland has over 600 recognised conservation areas, and if you’re in one, it matters.

Conservation area, and your windows need replacing? UPVC is not an permitted material, your local council will likely require replacements that replicate the original in material, design, and profile. It’s a firm requirement.

We’ve been making timber windows for conservation area and listed building properties throughout Scotland for over 20 years. We know what the council requires, so you don’t have to work it out yourself.

Timber options

Two timber types, and that’s what we stock across the entire window product range.

Treated pine: most popular choice. Pressure-treated against rot and decay. Takes paint well. Holds up reliably in Oatlands’s damp conditions.

For properties where a natural timber finish is desired, or where additional strength is called for, we supply hardwood, which is naturally more immune to damage and takes stains and oils with excellent results.

We advise on the right timber for each project, taking into account the property age, its exposure, and the desired finish.

What kinds of timber windows do you make?

We build sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Oatlands style, sliding vertically within a timber box frame. Casement windows open outward. We also build fixed window panels for any window opening configuration.

Timber or UPVC, which is the better window?

For results, lifespan, and looks? Yes, timber is better. It insulates better at the comparable frame thickness, lasts significantly longer when maintained, and can be restored rather than replaced. It’s also the sole material accepted for listed buildings and is highly preferred in conservation areas.

Can you upgrade single glazing with double glazing in existing timber windows?

In many cases, yes. If your existing timber frames are in good condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration. That keeps the original frames and look while improving thermal and acoustic performance.
