The traditional Scottish window type.

You know what makes sash windows clever? They move up and down in a timber box frame using weighted cords and pulleys. They’re the standard window on most of Newmilns’s period tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.

We restore, sort, and build custom sash windows built to match existing profiles and proportions. The result is modern thermal and acoustic results in a window that fits right in.

The original frames are sound, so why replace them? Restoration, draught-proofing and double glazing upgrades, is often the smarter call. We carry out full surveys first, before we ever recommend going further.

Casement windows

Casement windows are the hinged type: they swing out to open, which gives you a larger opening for fresh air and means you can clean them without trouble from inside. They’re all over Newmilns properties built from the 1920s on, and they’re the usual choice for extensions, dormers, and newer builds.

Wood windows, why they’re the best choice

Timber has been the default window material for hundreds of years, and it’s worth understanding why. It genuinely outperforms UPVC and aluminium in multiple areas that matter to homeowners, and that’s not just tradition.

Natural heat insulation

Timber conducts heat far less readily than aluminium and outperforms UPVC at comparable frame thicknesses. This means stronger thermal efficiency from the frame itself, before the double glazing is even factored in.

In Scotland, energy costs are a real challenge. The insulating characteristics of a timber frame make a genuine impact to what you spend on heating, and it’s worth knowing.

Repair, not replace

Where wear appears in a timber window, remediation remains a practical route.

Rot in a sill? Take it out and splice in new timber. Damaged section of frame? Repair. UPVC isn’t repairable. When it goes, the whole unit ends up in landfill and you’re back to square one.

Year after year, repair and maintain rather than replace. Over the lifetime of a property, that adds up to real money saved and a lot less material going to landfill.

Timber and sustainability

We get all our timber from ethically managed forests, so you can rest easy it’s responsibly produced.

Timber holds carbon and decomposes naturally, it’s a sustainable resource. UPVC is plastic based on oil, and aluminium manufacturing is extremely energy-intensive.

If the environmental footprint of your property counts to you, timber is the obvious choice. It’s as straightforward as that.

Character and value

There’s a weight, a character, and a grain to timber windows that synthetic materials just can’t copy.

On a traditional sandstone tenement, a blonde stone villa, or a traditional Scottish cottage, timber windows just belong in a way that UPVC just can’t pull off.

And they add tangible value to a property too, especially older properties where original or sympathetic features are part of what makes them the appeal.

Double glazed timber windows

Every window we produce, sash or casement, includes double-glazed sealed units fitted. No add-ons required.

The sealed unit sits within the timber frame and uses two layers of glass separated by a cavity. The effect is lower heat transfer and improved sound insulation.

Put that double glazing together with the natural insulating properties of the timber frame, and you’ve got strong thermal and acoustic results across both sash and casement.

Need glazing bars for a traditional divided-light appearance? We can install those as well.

Got older timber windows that are still in good shape but only single glazed? In many cases we can convert them to double glazing as part of a restoration programme, retaining the original frames and lifting thermal performance without replacing everything.

It’s a particularly common project on Newmilns’s older properties, well-built existing sash windows, but single glazing that allows in cold air and ambient noise. Easily fixed.

Timber windows for conservation areas

In a conservation area? UPVC is not an acceptable window material, and your local council will likely require replacements that mirror the original in material, design, and profile.

Types of timber we work with

Two timber types. That’s what we use across the entire window product range.

Treated pine is the most requested option, and for good reason. It’s pressure-treated to prevent rot and decay, holds a paint finish well, and performs well in Newmilns’s wet climate.

If a natural timber look is desired, or if extra durability is required, hardwood is the choice. It’s naturally more resistant to wear and accepts stains and oils beautifully.

Timber windows vs UPVC, which is better?

Yes, for results, lifespan, and looks, timber is better. It insulates more effectively at the same frame width, lasts considerably longer when maintained, and can be restored rather than replaced. It’s also the sole material permitted for listed buildings and is greatly preferred in conservation areas.

Can you replace single glazing with double glazing in existing timber windows?

In most cases, yes! If your existing frames are in solid condition, we can upgrade to double-glazed sealed units as part of a restoration programme, preserving the existing frames and appearance while improving thermal and acoustic results.
