Two main types of timber window, each perfectly suited to different properties and requirements. Both available in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash windows

Scotland’s original window style.

Sash windows work on a pretty clever system: they slide up and down in a timber box frame using cords and counterbalance weights. You’ll find them on most of Newmains’s period tenements, and if you’ve got a listed property or conservation area property, they’re the only permitted replacement where sash and case was the original design.

We refurbish, fix, and produce custom sash windows. Existing profiles. Original proportions. Modern thermal and acoustic results.

Restoration typically means draught-proofing and double glazing upgrades. Most sensible option where existing frames are sound. We survey fully before recommending any replacement.

Traditional casement windows

Casement windows open outward on hinges, giving a larger opening for fresh air and making cleaning easier from inside. They’re the typical option on Newmains properties built from the 1920s onwards, as well as rear extensions, dormers, and new builds.

Timber has been the go-to window material for generations, and it’s worth knowing why. It truly outperforms UPVC and aluminium in several areas that matter to homeowners, and that’s not just tradition.

Natural heat insulation

Did you know timber transfers heat far less quickly than aluminium, and it outperforms UPVC at the same frame thickness? That means better thermal performance from the frame itself, before you even add the double glazing.

Timber windows, repair before replace

Where deterioration develops in a timber window, repair remains a viable route.

Rot in a sill or bottom rail? Cut it out and splice in new timber. Damaged part of frame? Repair. UPVC isn’t repairable. When it goes, the entire unit goes to landfill and you’re starting from scratch.

Think about it: over the lifetime of a property, being able to look after timber windows rather than replacing them saves serious cost and reduces a lot of waste.

On a traditional sandstone tenement, a blonde stone villa, or a period Scottish cottage, timber windows look right in a way UPVC never quite manages. Worth noting if the look count to you.

They bring genuine property value too. Especially older properties. Original or sympathetic features matter to buyers.

Double glazing in timber windows

Sash or casement. Every window. Double-glazed sealed units installed as standard.

The sealed unit is housed inside the timber frame, two sheets of glass with a sealed cavity between them, cutting heat transfer and lifting sound insulation.

Put that double glazing together with the natural thermal properties of the timber frame, and you’ve got solid thermal and acoustic performance across both sash and casement.

If your property needs a traditional divided-light appearance, we can add glazing bars, just ask.

Got older timber windows that are still in good shape but only single glazed? In a lot of cases we can upgrade them to double glazing as part of a restoration programme, keeping the existing frames and boosting thermal performance without a full replacement.

It happens a lot on Newmains’s older properties, existing sash windows that are well-constructed, but the single glazing allows in cold and street noise like it’s not even there.

Timber windows for conservation areas and listed buildings

Scotland has more than 600 recognised conservation areas.

Where a property sits in one of these areas, UPVC is not an acceptable window material, and the local council authority may require replacements to match the existing design in material, design, and profile.

Our timber options

Two timber types. That’s what we stock across the entire window range.

Treated pine is the most chosen choice, and for good reasons. It’s pressure-treated to ward off rot and decay, holds a paint finish well, and holds up reliably in Newmains’s wet weather.

Want a natural timber finish? Need extra durability? Hardwood. Inherently more immune to damage. Accepts stains and oils beautifully.

We recommend the most appropriate timber for each job, taking into consideration the property style, its exposure level, and the required finish.

What types of timber windows do you make?

Sash and case is the traditional Newmains window, sliding up and down in a timber box frame, that’s one type. Casement windows are hinged and open outward, that’s the other. Both are offered in treated pine or hardwood. And we build fixed window panels too, for any opening configuration.

Are timber windows worth it over UPVC?

On every fronts, thermal performance, lifespan, and looks, yes, timber is the superior choice. It insulates better at equivalent frame thicknesses, lasts significantly longer when regularly maintained, and can be repaired rather than fully replaced when damage occurs. Timber is also the only material permitted for listed buildings and is strongly favoured in conservation areas.

Replacing single glazing to double glazing in timber windows, is it possible?

In many cases, yes. If your existing timber frames are in solid condition, we can convert the glazing to double-glazed sealed units as part of a restoration. The result is better thermal and acoustic results while preserving the original frames and character.
