Timber Windows Newlands

Woodfellas built our name in Newlands manufacturing timber windows, and that’s what we’ve always done. We manufacture, renovate, and install wooden windows from our Newlands premises, covering homes and commercial properties right across Central Scotland.

Not a single window we produce without being custom-built. Sustainably sourced treated pine or hardwood, double glazing, and enhanced security, all standard.

Tenements need sash and case, modern extensions want casement, and some properties need a full new set. Whatever the job, we build in-house and fit ourselves. No middlemen.

Our range of timber windows

We produce two primary types of timber window, each built for different properties and requirements. Both are available in treated pine or hardwood, and both include double-glazed sealed units as standard.

Sash and case windows

The traditional Scottish window type.

Sash windows work on a clever system: they slide up and down in a box frame using weighted cords and pulleys. You’ll see them on most of Newlands’s Victorian and Edwardian tenements, and if you’ve got a listed building or conservation area property, they’re the only permitted replacement where sash and case was the original design.

We renovate, sort, and manufacture custom sash windows that nail the original profiles and proportions while delivering modern thermal and acoustic results.

Restoration usually covers draught-proofing and double glazing upgrades, and it’s the most sensible call where the existing frames are sound. We complete full surveys before recommending replacement.

Casement windows

Casement windows open outward on hinges, wider opening for airflow, easy access from inside. You’ll find them all over Newlands properties dating from the 1920s onwards, and on extensions, dormers, and newer builds.

Side hung, top hung, fixed, three arrangements, all in custom timber. And like our sash windows, every casement we produce is built to order and fitted with double glazing as standard.

All the styles, all the options, it’s on our timber casement windows page.

Why timber windows are the right choice

There’s a good reason people have been installing timber windows in houses for generations, and it’s not just because they always have. Timber truly outperforms UPVC and aluminium in a number of areas that count to property owners.

Timber’s insulating properties

Timber transfers heat far less quickly than aluminium and outperforms UPVC at equivalent frame widths. The outcome is better thermal performance from the frame itself, and that’s before the double glazing gets involved.

In Scotland, where heating bills are a real challenge, the insulating qualities of a timber frame make a tangible effect, and that adds up over time.

Repair not replace

If a timber window gets damaged, the good news is you can sort it.

Rot in a sill? Remove it, fit new timber. Damaged frame section? Rebuild it. UPVC isn’t repairable: it fails, it goes to landfill, you start again.

Over the lifetime of a property, the option to repair and maintain timber windows rather than carrying out full replacement means genuine savings in both money and material waste.

Timber and sustainability

The timber we use is sourced from responsibly managed woodland, every bit of it.

Timber is a replenishable material that holds carbon for its entire lifespan and biodegrades cleanly at end of life. UPVC is a oil-derived plastic, and aluminium production is extremely energy-intensive.

If the carbon impact of your house is important to you, timber is obviously the better option. It’s not complicated.

Aesthetics and worth

The substance, feel, and natural texture of timber windows is what no artificial alternative can copy.

Traditional sandstone tenement. Light stone villa. Traditional Scottish cottage. Put timber windows in and they belong. Put UPVC in and it’s always slightly off, it just can’t that same rightness.

Timber windows also add real value to a property, particularly period properties where period features are what attracts buyers.

Double glazed timber windows

Sash or casement, it doesn’t matter. Every window that we produce includes double-glazed sealed units installed as standard. Always has been.

The sealed unit is housed within the timber frame and works with two panes of glass with a cavity. The effect is lower heat transfer and improved sound insulation.

Combined with the inherent thermal qualities of the timber frame, a double-glazed timber window achieves excellent thermal and acoustic results across both sash and casement styles.

Need glazing bars for a traditional divided-light appearance? We can install those too.

The frames are sound, they’re just single glazed. In a lot of cases, we can convert to double glazing as part of a restoration programme, retaining what’s worth saving, improving performance, no full replacement required.

This is a common job on Newlands’s older properties. The existing sash windows are solid, but the single glazing allows in cold and street noise, and upgrading to double glazing addresses both.

Every unit we put in meets the latest building regulations for thermal standards. That’s guaranteed.

Timber windows for conservation areas

Scotland has over 600 designated conservation areas, and if you’re in one, it matters.

Where a property sits in one of these areas, UPVC is not an acceptable window material, and the local planning authority will often require replacements to mirror the original design in material, design, and profile.

Over 20 years making timber windows for conservation areas and listed buildings throughout Scotland, we understand what the council requires.

We can walk you through consent requirements and build windows that meet every planning condition while still giving you modern performance. Our sash and case windows page covers the regulations in more depth if you want to read up.

Our timber options

We stock two timber types across the entire window product range, here’s what you need to know about each.

Treated pine is what most people pick, pressure-treated to ward off rot and decay, holds a painted finish well, and performs in Newlands’s wet weather without a problem.

A natural timber look, extra durability, hardwood answers both. Inherently more wear-resistant, and it accepts stains and oils beautifully.

Property, exposure level, finish, three things we look at before helping you choose the right timber for each job. Get those right and the rest follows.

Wooden windows, frequently asked questions

Which timber window types do you make?

We produce sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Newlands style, moving vertically within a box frame. Casement windows hinge and swing out. We also build fixed window panels for any window opening setup.

Are timber better than UPVC?

On every counts, thermal performance, longevity, and appearance, yes, timber is the superior choice. It insulates better at equivalent frame widths, lasts a lot longer when regularly maintained, and can be restored rather than fully replaced when damage occurs. Timber is also the only material accepted for listed buildings and is strongly preferred in conservation areas.

Is it possible to upgrade single glazing in timber windows?

Most cases, yes. The current frames are good, so we upgrade the glazing to double-glazed sealed units as part of a restoration. Original frames stay, character is preserved, and the thermal and acoustic performance gets better, without a full replacement.
