Our timber windows
We make two main types of timber window, each suited to different properties and specifications. Whichever you go for, both are made in treated pine or hardwood and both feature double-glazed sealed units as standard.
Sash windows
The traditional Scottish window, and it hasn’t changed.
Slide vertically. Box frame. Cords and counterbalance weights. That’s a sash window. They’re on most of Milton of Campsie’s period tenements and the only permitted replacement for listed buildings and conservation area properties where sash and case was the original design.
We renovate, fix, and manufacture custom sash windows that replicate original profiles and proportions while delivering modern thermal and acoustic results.
A lot of the time, refurbishing the original frames, draught-proofing and double glazing, is the better route if the frames themselves are still sound. We do a full survey before recommending a replacement.

Casement windows
Hinged. Swing outward to open. Wider opening, easier access from inside. Standard on Milton of Campsie properties built from the 1920s on, including extensions, dormers, and newer builds.

Wood windows, why they’re the right choice
There’s a reason people have been putting timber windows in homes for hundreds of years, and it’s not just because they always have. Timber truly outperforms UPVC and aluminium in multiple areas that matter to homeowners.
How timber insulates naturally
Did you know timber transfers heat far less easily than aluminium, and it outperforms UPVC at the comparable frame width? That means better thermal efficiency from the frame itself, before you even add the double glazing.
Scotland runs on central heating. A timber frame’s insulating qualities make a tangible effect to what you pay, and that difference adds up over the years.
Repair before replace
Timber window takes a knock? Good news: you can fix it.
Rot in a sill or bottom rail? Remove it, fit new timber. Damaged frame part? Rebuild it. UPVC can’t be repaired: it fails, it ends up in landfill, you start again.
Over the lifespan of a property, the option to look after timber windows rather than carrying out full replacement represents real savings in both cost and waste.
Timber and sustainability
All our timber comes from sustainably managed forest.
Timber: renewable. Locks in carbon. Biodegrades naturally. UPVC: plastic from oil. Aluminium manufacturing: extremely carbon-heavy.
For people for whom the carbon impact of their house is a concern, timber is the obvious option.
Timber windows, character and value
Pick up a timber window sash and you notice it, weight, character, natural grain. No artificial alternative can copy that.
On a sandstone tenement, a blonde stone villa, or a traditional Scottish cottage, timber windows just fit in a way that UPVC just can’t pull off.
And they contribute genuine value to a property too, especially older properties where original or sympathetic features are part of what makes them the attraction.
Double glazing in timber windows
Sash or casement, it doesn’t matter. Every window that we produce includes double-glazed sealed units installed as standard. Always has been.
Two sheets of glass. A sealed cavity between them. The sealed unit is housed inside the timber frame and manages the rest, cutting heat transfer, lifting sound insulation.
Put that double glazing together with the inherent insulating characteristics of the timber frame, and you’ve got solid thermal and acoustic results across both sash and casement.
Traditional divided-light look? We can install glazing bars, a simple addition that makes a big difference.
Still sound but single glazed? We can often convert to double glazing as part of a restoration, retaining the original frames, lifting performance, and avoiding a full replacement.
This is a common project on Milton of Campsie’s older properties. The existing sash windows are well-constructed, but the single glazing allows in cold air and street noise, and converting to double glazing addresses both.

Conservation area timber windows
Scotland has more than 600 designated conservation areas, and being in one changes what you are permitted to do with your windows.
Conservation area, and your windows need attention? UPVC is not an approved material, your local council may require replacements that replicate the original in material, design, and profile. It’s a firm requirement.

Timber types we work with
Two timber types, and that’s what we use across all window range.
Most people choose treated pine. It’s pressure-treated to resist rot and decay, accepts a painted finish really well, and holds up in Milton of Campsie’s wet climate without any trouble.
A natural timber look, extra hardwearing performance, hardwood answers both. By nature more resistant to wear, and it accepts stains and oils beautifully.

Which timber window types do you make?
We build sash and case windows and casement windows, both made in treated pine or hardwood. Sash and case are the traditional Milton of Campsie style, moving up and down within a box frame. Casement windows are hinged and swing out. We also make fixed window panels to suit any window opening configuration.
Are timber windows better than UPVC?
On results, lifespan, and appearance: yes. Timber insulates more effectively at the comparable frame width, lasts considerably longer when looked after, and can be repaired rather than fully replaced when damage occurs. It’s also the only material permitted for listed buildings and is highly preferred in conservation areas.
Can you replace single glazing with double glazing in existing timber windows?
In many cases, yes. If your existing timber frames are in sound condition, we can convert the glazing to double-glazed sealed units as part of a restoration programme. That retains the original frames and look while boosting thermal and acoustic results.
