Our timber window range
Two primary types of timber window, each right for different properties and needs. Both made in treated pine or hardwood, and both come with double-glazed sealed units as standard.
Sash windows
The traditional Scottish window type.
You know what makes sash windows clever? They move vertically in a timber box frame using weighted cords and pulleys. They’re the original window on most of Milngavie’s period tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the existing design.
Whether your sash windows need refurbishing, repairing, or replacing altogether, we build custom ones that match the period profiles and proportions, while still giving you modern thermal and acoustic performance.
If your existing frames are in good condition, restoration, draught-proofing and double glazing upgrades, is often the most sensible route. We carry out full surveys before recommending any replacement, so you always know where you stand.

Casement window types
Casement windows are hinged and open outward to open, giving a larger opening for airflow and making access from inside much easier. They’re standard on Milngavie properties dating from the 1920s onwards, as well as extensions, dormers, and new builds.

Why timber makes sense for windows
There’s a good reason people have been fitting timber windows in houses for hundreds of years, and it’s not just because they always have. Timber genuinely outperforms UPVC and aluminium in multiple areas that count to homeowners.
Natural insulation
Did you know timber carries heat far less easily than aluminium, and it outperforms UPVC at the equivalent frame width? That means stronger thermal performance from the frame itself, before you even add the double glazing.
In Scotland, heating bills are a real concern. The thermal characteristics of a timber frame make a measurable effect to what you spend on heating, and it’s worth knowing.
Repair, don’t replace
If a timber window deteriorates, the good news is you can repair it.
Rot in a sill can be cut out and new timber fitted in. A damaged section of frame can be repaired. UPVC can’t be repaired in the same way. When it breaks down, the whole unit ends up in landfill and you start again.
Over the lifetime of a property, being able to repair and maintain timber windows rather than having to replace them cuts real cost and reduces material waste.
Sustainability
The timber we select is sourced from sustainably managed forest, every piece of it.
Timber is a sustainable resource that sequesters carbon for its entire lifespan and biodegrades naturally at end of life. UPVC is a petroleum-derived plastic, and aluminium production is extremely energy-intensive.
If the environmental impact of your property matters to you, timber is the obvious choice. It’s as simple as that.
Appeal and property value
The heft, character, and natural grain of timber windows is what no synthetic material can copy.
Sandstone tenement. Blonde stone villa. Traditional Scottish cottage. Timber windows belong. UPVC never quite manages.
Timber windows also bring tangible value to a property, particularly period homes where original or sympathetic features are part of the appeal.
Double glazing in wooden windows
Whether sash or casement, all the windows we manufacture feature double-glazed sealed units fitted. It’s always included.
The sealed unit is housed within the timber frame and uses two layers of glass with a sealed cavity. The effect is lower heat transfer and better sound insulation.
Timber frame. Double glazing. Combined: strong thermal and acoustic performance across both window types.
For properties that need a traditional divided-light look, we can fit glazing bars as an addition.
Older frames. Single glazing only. Still in good shape? We can in many cases upgrade to double glazing as part of a restoration programme. Original frames stay. Performance gets better. No full replacement.
It’s a very frequent request on Milngavie’s older properties, well-constructed existing sash windows, but single glazing that admits cold air and road noise. Easily fixed.

Timber windows and conservation areas
Scotland has more than 600 officially recognised conservation areas, and if you’re in one, it makes a difference.
If your property is in one of these areas, it’s worth understanding that UPVC is not an permitted window material. Your local council may require replacements that replicate the original in material, design, and profile.

Timber types
Two timber types. That’s it. We use both for all window product range.
Most people pick treated pine. It’s pressure-treated to resist rot and decay, holds a painted finish well, and performs in Milngavie’s wet weather with no issue.
If a natural timber look is what you want, or if extra durability is required, hardwood is the option. It’s by nature more resistant to wear and accepts stains and oils very well.

FAQ, timber windows
Which timber window types do you manufacture?
We produce sash and case windows and casement windows, both made in treated pine or hardwood. Sash and case are the traditional Milngavie style, sliding vertically within a timber box frame. Casement windows open outward. We also produce fixed window panels for any window opening configuration.
Is timber a better choice than UPVC?
Three things: performance, lifespan, appearance. Timber wins on all three. More effective insulation at the comparable frame thickness. Considerably longer lifespan when looked after. Repairable, not fully replaced. And it’s the only material permitted for listed buildings, highly favoured in conservation areas too.
Can you replace single glazing to double glazing in existing timber windows?
In many cases, yes. Where current timber frames are in good condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration programme. This preserves the existing frames and look while improving thermal and acoustic performance.
