Our timber window options

Two types. Two sets of requirements. We make one for older properties, one for newer ones, but both come in treated pine or hardwood, and both include double-glazed sealed units as standard.

Sash windows

The classic Scottish window, and still the first choice.

Sash windows move up and down within a box frame, using a system of cords and counterbalance weights. They are the standard window type on most of Menstrie’s Victorian and Edwardian tenements, and they’re the only accepted replacement for listed buildings and conservation area properties where sash and case was the existing design.

Whether your sash windows need restoring, fixing, or replacing altogether, we make custom ones that mirror the existing profiles and proportions, while still giving you modern thermal and acoustic performance.

Here’s the thing: renovating your original frames with draught-proofing and double glazing upgrades is often the smartest option if the frames are still solid. We always do a full inspection before recommending any replacement.

Outward-opening casement windows

Casement windows are the hinged type: they open out to open, which gives you a bigger opening for ventilation and means you can reach them from inside from inside. They’re common on Menstrie properties built from the 1920s on, and they’re the natural option for rear extensions, dormers, and newer builds.

Why timber works best for windows

Timber’s centuries-long position as the go-to window material is not simply a matter of tradition. It truly outperforms UPVC and aluminium in several areas that make a difference to homeowners.

Timber’s natural insulation

Timber carries heat far less easily than aluminium. Outperforms UPVC at the same frame thicknesses. Superior thermal efficiency from the frame itself, before the double glazing even comes into it.

In Scotland, energy costs are a real issue. The insulating characteristics of a timber frame make a genuine impact to those costs, and it’s worth knowing.

Repair, don’t replace

If a timber window deteriorates, the good news is you can sort it.

Rot in a sill, fresh timber goes in. Damaged frame part, it gets rebuilt. The story with UPVC is not the same: no repair option, so when it breaks, the entire unit goes to landfill and you’re back at the beginning.

Over the lifespan of a property, being able to maintain and repair timber windows rather than having to replace them cuts real money and reduces material waste.

Timber sustainability

The timber we use is procured from ethically managed forest, every piece of it.

Timber is a replenishable material that sequesters carbon across its lifespan and biodegrades cleanly at end of life. UPVC is a oil-derived plastic, and aluminium production is highly carbon-heavy.

For homeowners for whom the carbon impact of their home is a priority, timber represents the clear choice.

Appeal and property value

Timber windows have a weight, a depth, and a natural grain that no synthetic material can replicate.

On a sandstone tenement, a pale stone villa, or a traditional Scottish cottage, timber windows just fit in a way that UPVC never quite manages.

Value, too. On period homes, where period features are part of the appeal, timber windows contribute genuine value that UPVC can’t match.

Sealed unit in the frame. Two panes of glass. Sealed cavity between them. Cuts heat transfer. Lifts sound insulation.

Timber frame. Double glazing. Combined: excellent thermal and acoustic performance across both window types.

For properties requiring a traditional divided-light look, we can install glazing bars as an addition.

Got older timber windows that are still in good shape but only single glazed? In a lot of cases we can switch them to double glazing as part of a restoration, preserving the original frames and improving performance without replacing everything.

Menstrie’s older properties throw up this situation all the time. Well-constructed existing sash windows, but single glazing that allows in cold air and ambient noise like it isn’t there.

Conservation area timber windows

Scotland has in excess of 600 recognised conservation areas.

Where a property sits in one of these areas, UPVC is not an approved window material, and the local council authority will likely require replacements to match the existing window in material, design, and profile.

Timber options

Two timber types. That’s it. We work with both for the entire window product range.

Treated pine represents the most popular choice. It is pressure-treated to prevent rot and decay, accepts a paint finish well, and performs well in Menstrie’s rain-heavy climate.

Want a natural timber look or need extra durability? Hardwood is what you need, naturally more resistant to wear, and it accepts stains and oils beautifully.

Common questions about timber windows

Which timber window types do you make?

Sash and case is the traditional Menstrie window, sliding vertically in a box frame, that’s one type. Casement windows are hinged and open outward, that’s the other. Both are offered in treated pine or hardwood. And we make fixed window panels too, for any opening configuration.

Are timber better than UPVC?

For results, lifespan, and appearance? Yes, timber is the better choice. It insulates more effectively at the equivalent frame width, lasts significantly longer when looked after, and can be restored rather than fully replaced. It’s also the only material accepted for listed buildings and is strongly preferred in conservation areas.

Can you replace single glazing with double glazing in existing timber windows?

In many cases, yes. Solid existing frames? We switch the glazing to double-glazed sealed units as part of a restoration. Original frames are preserved, thermal and acoustic results improves.
