We build two primary types of timber window, one suited to older properties, one built for newer ones. Both are available in treated pine or hardwood, and both include double-glazed sealed units as standard.
Sash windows
Scotland’s traditional window design.
Sash windows work on a clever system: they move up and down in a timber box frame using weighted cords and pulleys. You’ll find them on most of Larkhall’s period tenements, and if you’ve got a listed property or conservation area property, they’re the required replacement where sash and case was the original design.
We restore, sort, and build custom sash windows that replicate the existing profiles and proportions while giving you modern thermal and acoustic standards.
A lot of the time, renovating the original frames, draught-proofing and double glazing, is the smarter route if the frames themselves are still in good shape. We always do a full inspection before suggesting full replacement.

Hinged windows
The hinged window. Opens out, lets in more ventilation, easy to clean from inside with no fuss. Casement windows became standard on Larkhall properties from the 1920s on, including extensions, dormers, and new builds.

Timber has been the go-to window material for generations. Not just tradition, it actually outperforms UPVC and aluminium in multiple areas that make a difference to property owners.
Natural thermal insulation
Timber conducts heat far less readily than aluminium. Outperforms UPVC at the same frame thicknesses. Stronger thermal efficiency from the frame itself, before the double glazing even factors in.
Scotland’s not exactly tropical, and energy costs are no joke, so the fact that timber frames retain warmth better makes a genuine impact to what you spend.
Timber windows, repair before replace
Timber window deteriorates? Good news: you can sort it.
Rot in a sill can be taken out and fresh timber put in. A damaged section of frame can be repaired. UPVC isn’t repairable in the same way. When it fails, the entire unit ends up in landfill and you start over.
Think about it: over the life of a property, being able to look after timber windows rather than going for full replacement cuts serious money and cuts a lot of material waste.
Environmental sustainability
We procure all our timber from ethically managed forest, so you can know it’s responsibly produced.
Timber is a sustainable material that sequesters carbon across its lifespan and biodegrades cleanly at end of life. UPVC is a oil-derived plastic, and aluminium production is extremely carbon-heavy.
If you care about the environmental footprint of your property, timber is the obvious option.

Double glazing in wooden windows
Sash or casement, it doesn’t matter. Every window that we produce includes double-glazed sealed units included as standard. Always has.
Two layers of glass. A sealed cavity between them. The sealed unit fits inside the timber frame and handles the rest, cutting heat transfer, improving sound insulation.
Combine the timber frame’s inherent insulating characteristics with double glazing and you get solid thermal and acoustic results across both window styles.
If your property calls for a traditional divided-light appearance, we can install glazing bars, just ask.
Older frames. Single glazed. Still solid? We can often switch to double glazing as part of a restoration. Original frames stay. Performance improves. No full replacement.

Timber types we use
Across all our window ranges, we use two types of timber.
Most customers pick treated pine. It’s pressure-treated to resist rot and decay, holds a paint finish well, and performs in Larkhall’s damp conditions without any issue.
If you prefer a natural timber finish, or if you need something harder-wearing, hardwood is the answer, it’s naturally more resistant to wear and it accepts stains and oils really well.

Which timber window types do you make?
We build sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Larkhall design, sliding vertically within a timber box frame. Casement windows are hinged and swing outward. We also make fixed window panels to match any opening setup.
Are timber windows worth it over UPVC?
Yes, for performance, lifespan, and appearance, timber is better. It insulates better at the comparable frame thickness, lasts significantly longer when looked after, and can be repaired rather than fully replaced. It’s also the only material permitted for listed buildings and is highly preferred in conservation areas.
Is it possible to upgrade single glazing in timber windows?
In most cases, yes. Good current frames? We convert the glazing to double-glazed sealed units as part of a restoration programme. Original frames stay, thermal and acoustic results gets better.
