Our timber window range
Two types. Two different requirements. We make one for older properties, one for newer ones, but both come in treated pine or hardwood, and both include double-glazed sealed units as standard.
Traditional sash windows
Scotland’s classic window type.
You know what makes sash windows great? They slide up and down in a box frame using cords and counterbalance weights. They’re the standard window on most of Largs’s period tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the original design.
The finest sash windows should look exactly like the original. We refurbish, fix, and make custom ones replicating original profiles and proportions, while giving you modern thermal and acoustic performance where it matters.
The original frames are in good shape, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the most sensible route. We complete full assessments first, before we ever recommend replacement.

Outward-opening casement windows
Hinged. Swing out to open. Bigger opening, easier cleaning from inside. Common on Largs properties dating from the 1920s on, including extensions, dormers, and new builds.
Side hung, top hung, fixed, we manufacture custom timber casement windows in all three styles. Like our sash windows, every single one is made to measure and double glazed as standard.

Why timber windows are the right choice
Timber has been the leading window material for generations. Not just tradition, it actually outperforms UPVC and aluminium in multiple areas that matter to households.
Natural insulation
Did you know timber carries heat far less quickly than aluminium, and it outperforms UPVC at the comparable frame thickness? That means stronger thermal efficiency from the frame itself, before you even factor in the double glazing.
In Scotland, heating bills are a real concern. The thermal properties of a timber frame make a genuine effect to those costs, and it’s worth knowing.
Repair, don’t replace
Things get damaged. With timber, that’s not the end of the story. You can repair it.
Rot in a sill or bottom rail? Take it out and splice in new timber. Damaged section of frame? Replace in section. UPVC isn’t repairable. When it goes, the whole unit goes to landfill and you’re back to square one.
Think about it: over the lifespan of a property, being able to repair and maintain timber windows rather than replacing them saves serious money and cuts a lot of waste.
Eco credentials
Every piece of timber we work with is procured from sustainably managed forests, that’s how we operate.
Timber is a sustainable material that holds carbon for its entire life and biodegrades naturally at end of life. UPVC is a plastic made from oil, and aluminium manufacturing is highly carbon-heavy, worth knowing if the environment matters to you.
If the environmental footprint of your house is important to you, timber is clearly the better option. It’s not complicated.
Appeal and property value
Timber windows have a heft, depth, and texture that no artificial alternative can match.
Traditional sandstone tenement. Pale stone villa. Period Scottish cottage. Timber windows belong. UPVC never quite manages.
And they bring real value to a property too, especially older properties where original or sympathetic features are part of what makes them the appeal.

Every window we build, sash or casement, comes with double-glazed sealed units fitted. No extras needed.
Sealed unit in the frame. Two layers of glass. Sealed cavity between them. Cuts heat transfer. Boosts sound insulation.
Timber frame. Double glazing. Combined: solid thermal and acoustic results across both window styles.

Where older timber windows are in sound condition but single glazed, we can often upgrade them to double glazing as part of a restoration programme, retaining the existing frames and boosting thermal performance without needing a full replacement.
This is a regular request on Largs’s older properties, where well-constructed existing sash windows are solid but single glazing admits cold air and street noise.

Timber windows in conservation areas
Over 600 conservation areas throughout Scotland. The odds are yours is one of them.
Where a property falls within one of these areas, UPVC is not an approved window material, and the local planning authority may require replacements to mirror the original window in material, design, and profile.

Timber types
Across all our window ranges, we work with two types of timber.
Most customers pick treated pine. It’s pressure-treated to prevent rot and decay, takes a painted finish really well, and handles Largs’s wet climate without any issue.
If a natural timber look is preferred, or if extra durability is required, hardwood is the choice. It’s by nature more resistant to wear and accepts stains and oils very well.
We recommend the right timber for each project, taking into consideration the property style, its exposure level, and the wanted finish.
Timber windows FAQ
What types of timber windows do you make?
We make both sash and case windows and casement windows, offered in treated pine or hardwood. Sash and case windows are the traditional Largs style, operating by sliding up and down within a box frame. Casement windows are hinged and swing outward. We also produce fixed window panels to suit any window opening configuration.
Are timber windows better than UPVC?
Three things: performance, longevity, looks. Timber wins on all three. Better insulation at the same frame thickness. Considerably longer lifespan when maintained. Repairable, not fully replaced. And it’s the only material accepted for listed buildings, greatly preferred in conservation areas too.
Can you replace single glazing with double glazing in existing timber windows?
In most cases, yes. Good current frames? We upgrade the glazing to double-glazed sealed units as part of a restoration programme. Original frames stay, thermal and acoustic performance improves.
