Our timber window range
Two types. Two different requirements. We produce one for older properties, one for modern ones, but both are available in treated pine or hardwood, and both include double-glazed sealed units as standard.
Sash windows
The original Scottish window, and still the best.
Slide vertically. Timber box frame. Weighted cords and pulleys. That’s a sash window. They’re on most of Kirkdale’s period tenements and the only permitted replacement for listed buildings and conservation area properties where sash and case was the original design.
Whether your sash windows need renovating, fixing, or replacing altogether, we make custom ones that match the existing profiles and proportions, while still achieving modern thermal and acoustic results.
The original frames are in good shape, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the most sensible option. We do full surveys first, before we recommend replacement.

Hinged casement windows
Casement windows swing outward on hinges, larger opening for fresh air, easy cleaning from inside. You’ll see them across Kirkdale properties dating from the 1920s onwards, and on rear extensions, dormers, and newer builds.

Why timber windows are the right choice
Timber has been the leading window material for generations. Not just tradition, it actually outperforms UPVC and aluminium in a number of areas that matter to homeowners.
Natural insulation
Timber carries heat far less readily than aluminium. Outperforms UPVC at comparable frame thicknesses. Better thermal efficiency from the frame itself, before the double glazing even gets involved.
In a climate like Scotland, where heating costs represent a real challenge for homeowners, the insulating characteristics of a timber frame make a tangible difference.
Repair, don’t replace
Timber window deteriorates? Good news: you can repair it.
Rot in a sill can be removed and fresh timber put in its place. A damaged portion of frame can be replaced in section. UPVC offers no such option: when it deteriorates, the entire unit ends up in landfill and everything starts again.
Over the lifespan of a property, maintaining and repairing timber windows rather than going for full replacement cuts money and reduces waste. It’s a straightforward calculation.

Aesthetics and value
The substance, depth, and natural grain of timber windows is something no synthetic material can match.
Sandstone tenement. Blonde stone villa. Traditional Scottish cottage. Put timber windows in and they look right. Put UPVC in and something’s slightly off, it just can’t that same fit.
Timber windows also add real value to a property, especially period homes where original or sympathetic features constitute part of the overall appeal.
Double glazed wooden windows
Sash or casement, it doesn’t matter. Every window that we produce has double-glazed sealed units included as standard. Always has been.
Two sheets of glass. A cavity between them. The sealed unit fits inside the timber frame and manages the rest, limiting heat transfer, lifting sound insulation.
Combine the timber frame’s natural thermal qualities with double glazing and you get strong thermal and acoustic results across both window types.
For properties that call for a traditional divided-light appearance, we can install glazing bars as an addition.
If your older timber windows are still structurally sound but single glazed, we can often upgrade them to double glazing as part of a restoration programme. This keeps the original frames and boosts thermal performance without a full replacement.
It comes up a lot on Kirkdale’s older properties, existing sash windows that are well-built, but the single glazing lets in cold air and street noise like it’s not even there.

Timber windows in conservation areas
Scotland has over 600 officially recognised conservation areas, and being in one changes what you can do with your windows.
In a conservation area? UPVC is not an permitted window material, and your local council will often require replacements that replicate the original in material, design, and profile.

Types of timber we work with
Two timber types. That’s what we use across the entire window range.
Treated pine: most requested choice. Pressure-treated against rot and decay. Holds paint well. Works reliably in Kirkdale’s wet weather.
For properties where a natural timber finish is wanted, or where added durability is called for, we supply hardwood, which is naturally more resistant to deterioration and takes stains and oils beautifully.
We recommend the best timber for each job, taking into consideration the property age, its exposure, and the wanted finish.

What timber windows can you make?
Sash and case is the traditional Kirkdale window, sliding vertically in a timber box frame, that’s one type. Casement windows are hinged and swing outward, that’s the other. Both are offered in treated pine or hardwood. And we make fixed window panels too, for any window opening configuration.
Timber or UPVC, which is the better window?
Three things: performance, longevity, appearance. Timber wins on all three. Better insulation at the equivalent frame width. Considerably longer lifespan when looked after. Repairable, not fully replaced. And it’s the sole material permitted for listed buildings, highly favoured in conservation areas too.
Can you upgrade single glazing with double glazing in existing timber windows?
In most cases, yes! If your existing frames are in solid condition, we can upgrade to double-glazed sealed units as part of a restoration programme, retaining the original frames and appearance while lifting thermal and acoustic results.
