Our range of timber windows
Two types of timber window. Each designed for different properties and specifications. Both offered in treated pine or hardwood. Both with double-glazed sealed units as standard.
Sash windows
Scotland’s classic window style.
You know what makes sash windows special? They move vertically in a timber box frame using cords and counterbalance weights. They’re the classic window on most of Kilwinning’s period tenements, and the required replacement for listed buildings and conservation area properties where sash and case was the original design.
We refurbish, fix, and manufacture custom sash windows that match the existing profiles and proportions while giving you modern thermal and acoustic performance.
Restoration often includes draught-proofing and double glazing upgrades, and it’s the smartest route where the original frames are in good condition. We do full surveys before recommending any replacement.

Outward-opening casement windows
Hinged. Swing outward to open. Wider opening, easier cleaning from inside. Common on Kilwinning properties built from the 1920s on, including extensions, dormers, and new builds.
Side hung, top hung, fixed, we manufacture custom timber casement windows in all three setups. Like our sash windows, every single one is custom-built and fitted with double glazing as standard.

Why timber is the right choice for windows
There’s a good reason people have been installing timber windows in properties for centuries, and it’s not just because they always have. Timber truly outperforms UPVC and aluminium in a number of areas that make a difference to property owners.
Natural insulation
Timber transfers heat far less quickly than aluminium and outperforms UPVC at comparable frame thicknesses. The result is better thermal efficiency from the frame itself, and that’s before the double glazing factors in.
In Scotland, heating bills are a real concern. The insulating qualities of a timber frame make a measurable impact to what you spend on heating, and it’s worth bearing in mind.
Repair, don’t replace
Wear sets in. With timber, that’s not the end of the story. You can repair it.
Rot in a sill can be removed and fresh timber spliced in. A damaged part of frame can be rebuilt. UPVC can’t be repaired in the same way. When it breaks down, the whole unit goes to landfill and you start over.
Over a property’s lifespan: repair and maintain, not replace. Saves money. Reduces material waste.
Sustainability
The timber we work with is sourced from responsibly managed forests, every bit of it.
Timber is a natural material that sequesters carbon for its entire life and decomposes naturally at end of life. UPVC is a plastic made from oil, and aluminium manufacturing is extremely carbon-heavy, worth knowing if the environment matters to you.
For people for whom the environmental impact of their property is a priority, timber represents the obvious choice.
Look and worth
Pick up a timber window sash and you notice it, heft, depth, texture. No synthetic material can copy that.
On a traditional sandstone tenement, a light stone villa, or a traditional Scottish cottage, timber windows just fit in a way UPVC never quite manages.
And they add real value to a property too, especially older properties where period features are part of the appeal.
Double-glazed timber windows
Sash or casement, it doesn’t matter. Every window that we produce includes double-glazed sealed units installed as standard. Always has.
The sealed unit sits within the timber frame, employing two panes of glass with a sealed cavity to reduce heat transfer and lift sound insulation.
The timber frame’s inherent thermal characteristics combined with the double-glazed sealed unit achieve strong thermal and acoustic performance across both window styles. That’s what you get as standard.
We can also fit glazing bars if your property calls for a traditional divided-light look.
The frames are in good shape, they’re just single glazed. In many cases, we can upgrade to double glazing as part of a restoration programme, preserving what’s worth saving, boosting performance, no full replacement needed.
Kilwinning’s older properties bring up this request all the time. Well-constructed original sash windows, but single glazing that lets in cold air and ambient noise like there’s nothing there.

Timber windows and conservation areas and listed buildings
There are over 600 conservation areas in Scotland, quite a total.
Where a property falls within one of these areas, UPVC is not an approved window material, and the local planning authority will likely require replacements to mirror the original design in material, design, and profile.

Our timber types
Across all our window ranges, we use two types of timber.
Most customers choose treated pine. It’s pressure-treated to ward off rot and decay, holds a painted finish well, and holds up in Kilwinning’s wet conditions with no issue.
A natural timber look, extra durability, hardwood answers both. By nature more resistant to wear, and it accepts stains and oils beautifully.

Common questions about timber windows
What types of timber windows do you produce?
We make two main types: sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Kilwinning design, moving vertically within a timber box frame. Casement windows are hinged and open out. We also build fixed window panels to suit any opening setup.
Is timber better than UPVC?
On results, longevity, and appearance: yes. Timber insulates better at the comparable frame thickness, lasts significantly longer when looked after, and can be repaired rather than fully replaced when damage occurs. It’s also the only material accepted for listed buildings and is greatly favoured in conservation areas.
Can existing timber windows be upgraded to double glazing?
In many cases, yes. Good existing frames? We convert the glazing to double-glazed sealed units as part of a restoration. Original frames are preserved, thermal and acoustic performance improves.
