What timber windows we make

We produce two primary types of timber window, one built for older properties, one built for newer ones. Both are available in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash windows

The traditional window style for Scottish properties.

Sash windows work on a simple but clever system: they move up and down in a box frame using cords and counterbalance weights. You’ll see them on most of Irvine’s Victorian and Edwardian tenements, and if you’ve got a listed building or conservation area property, they’re the required replacement where sash and case was the existing design.

The finest sash windows should look exactly like the original. We renovate, sort, and make custom ones matching existing profiles and proportions, while delivering modern thermal and acoustic standards where it counts.

Restoration typically means draught-proofing and double glazing upgrades. Smartest call where original frames are sound. We survey fully before recommending any replacement.

Traditional casement windows

Casement windows are hinged and swing outward to open, creating a wider opening for fresh air and making cleaning from inside much easier. They’re common on Irvine properties built from the 1920s onwards, as well as extensions, dormers, and new builds.

Side hung, top hung, fixed, three arrangements, all in custom timber. And like our sash windows, every casement we make is custom-built and double glazed as standard.

Why choose timber for your windows

Timber’s long-standing position as the preferred window material is not simply a question of tradition. It truly outperforms UPVC and aluminium in several areas that make a difference to property owners.

Natural insulation

Did you know timber carries heat far less easily than aluminium, and it outperforms UPVC at the equivalent frame thickness? That means stronger thermal performance from the frame itself, before you even consider the double glazing.

In Scotland, where heating bills are a real challenge, the thermal characteristics of a timber frame make a genuine effect, and that adds up over time.

Timber windows, repair before replace

Timber window deteriorates? Good news: you can repair it.

Rot in a sill or bottom rail? Take it out and splice in new timber. Damaged part of frame? Repair. UPVC can’t do any of that. When it goes, the whole unit goes to landfill and you’re starting from scratch.

Year after year, look after rather than replace. Over the lifespan of a property, that adds up to real money saved and a lot less waste going to landfill.

Timber and the environment

All our timber is procured from responsibly managed woodland.

Holds carbon as long as it works, then decomposes naturally. No landfill, no toxic process. UPVC is plastic from oil, and aluminium production is highly energy-intensive. The contrast doesn’t need explaining.

If the environmental impact of your house counts to you, timber is the obvious option. It’s as straightforward as that.

The appeal and value of timber windows

Weight. Depth. Grain. No synthetic alternative can replicate it.

On a traditional sandstone tenement, a light stone villa, or a period Scottish cottage, timber windows look right in a way UPVC just can’t. Worth noting if the look count to you.

They bring genuine property value too. Especially older properties. Original or sympathetic features matter to buyers.

Double glazed timber windows

Sash or casement. Every window. Double-glazed sealed units included as standard.

The sealed unit sits within the timber frame, employing two layers of glass with a sealed cavity to reduce heat transfer and improve sound insulation.

The timber frame does its bit. The double glazing does its bit. Together they deliver solid thermal and acoustic performance across both styles, sash or casement, same result.

We can also install glazing bars if your property needs a traditional divided-light appearance.

Still solid but single glazed? We can in many cases upgrade to double glazing as part of a restoration, retaining the original frames, boosting thermal performance, and skipping a full replacement.

Irvine’s older properties throw up this request all the time. Solid original sash windows, but single glazing that admits cold and ambient noise like there’s nothing there.

Building regulations for thermal performance? Every unit we fit complies with them. No exceptions.

Timber windows and conservation areas

Scotland has more than 600 designated conservation areas, and being in one affects what you are permitted to do with your windows.

Where a property falls within one of these areas, UPVC is not an approved window material, and the local planning authority will often require replacements to replicate the existing window in material, design, and profile.

Timber types

Two timber types, and that’s what we use across the entire window product range.

Treated pine is the most popular option, and for good reasons. It’s pressure-treated to prevent rot and decay, takes a paint finish well, and holds up reliably in Irvine’s wet climate.

If you want a natural timber look, or if you need something more durable, hardwood is the one, it’s by nature more resistant to damage and it takes stains and oils beautifully.

Common questions about timber windows

What types of timber windows do you produce?

We produce sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Irvine style, moving vertically within a box frame. Casement windows open out. We also build fixed window panels for any window opening configuration.

Are timber windows better than UPVC?

For results, longevity, and looks? Yes, timber is better. It insulates more effectively at the comparable frame width, lasts significantly longer when maintained, and can be restored rather than fully replaced. It’s also the sole material permitted for listed buildings and is greatly preferred in conservation areas.

Can existing timber windows be converted to double glazing?

In most cases, yes. If your existing timber frames are in good condition, we can upgrade the glazing to double-glazed sealed units as part of a restoration programme. The outcome is improved thermal and acoustic results while preserving the existing frames and look.
