Timber Windows Hollybush

Hollybush has its own timber window makers and we’re called Woodfellas. We build, refurbish, and put in wooden windows from our base, working across houses and commercial properties throughout Central Scotland.

Every window we make is custom-built from responsibly sourced treated pine or hardwood timber, with double glazing and improved security fitted as standard.

Sash and case for a tenement? Casements for a contemporary extension? A full replacement set for any property? We produce them all ourselves and install ourselves.

Our timber window range

Two main types of timber window, each perfectly suited to different properties and requirements. Both offered in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash and case windows

The traditional Scottish window type.

Before UPVC, before aluminium, Hollybush’s Victorian and Edwardian tenements were fitted with sash windows, sliding vertically in a box frame on cords and counterbalance weights. They’re still the required replacement for listed buildings and conservation area properties where sash and case was the original design.

We renovate, repair, and build custom sash windows. Original profiles. Period proportions. Modern thermal and acoustic performance.

Restoration usually includes draught-proofing and double glazing upgrades. Most sensible call where original frames are in good condition. We inspect fully before recommending any replacement.

Standard casement windows

Casement windows are the hinged type: they swing out to open, which gives you a bigger opening for ventilation and means you can clean them easily from inside. They’re common on Hollybush properties dating from the 1920s on, and they’re the natural choice for rear extensions, dormers, and new builds.

We build custom timber casement windows in side hung, top hung, and fixed arrangements, so whatever setup you need, we can deliver it. And like our sash windows, every casement is made to measure and double glazed as standard.

For more on designs and choices, our timber casement windows section has all the detail you need.

Why choose timber for your windows

Timber has been the go-to window material for generations, and it’s worth knowing why. It genuinely outperforms UPVC and aluminium in multiple areas that matter to households, and that’s not just tradition.

Timber’s natural insulation

Timber transfers heat far less easily than aluminium. Outperforms UPVC at equivalent frame widths. Superior thermal performance from the frame itself, before the double glazing even gets involved.

Scotland’s not exactly warm, and heating bills are no joke, so the fact that timber frames insulate better makes a tangible difference to what you pay.

Repair, don’t replace

Where wear develops in a timber window, remediation remains a realistic option.

Rot in a sill can be excised and new timber spliced in its stead. A damaged section of frame can be rebuilt. UPVC offers no such alternative: when it deteriorates, the whole unit ends up in landfill and everything starts from scratch.

Over the lifespan of a property, being able to look after timber windows rather than replacing them cuts real cost and reduces material waste.

Sustainability

All our timber comes from ethically managed forests.

Locks in carbon as long as it ages, then decomposes naturally. No landfill, no harmful process. UPVC is plastic from oil, and aluminium manufacturing is extremely energy-intensive. The difference is clear.

Your home’s carbon footprint matters to you? Then timber is the obvious choice. It always has been.

Character and property value

Weight. Depth. Grain. No synthetic alternative can copy it.

On a traditional sandstone tenement, a pale stone villa, or a traditional Scottish cottage, timber windows just look right in a way UPVC simply can’t match.

They bring genuine property value too. Especially period homes. Original or sympathetic features count to potential buyers.

Double glazed wooden windows

Whether sash or casement, all the windows we manufacture feature double-glazed sealed units as standard. It’s always installed.

The sealed unit sits inside the timber frame: it’s two sheets of glass with a cavity between them, which cuts down on heat transfer and boosts sound insulation.

Timber frame. Double glazing. Combined: strong thermal and acoustic results across both window styles.

Need a traditional divided-light appearance? We install glazing bars.

Still solid but single glazed? We can in many cases convert to double glazing as part of a restoration programme, retaining the existing frames, boosting thermal performance, and skipping a full replacement.

Hollybush’s older properties throw up this situation all the time. Well-built existing sash windows, but single glazing that admits cold and road noise like there’s nothing there.

Building regulations for thermal standards? Every unit we install satisfies them. No exceptions.

Conservation area timber windows

Scotland: more than 600 designated conservation areas.

In a conservation area? UPVC is not an acceptable window material, and your local council will likely require replacements that match the original in material, design, and profile.

Twenty years of producing timber windows for conservation areas and listed buildings across Scotland. The council expectations? We’ve seen them all. We know what’s required.

We can help with consent conditions and build windows that satisfy planning condition while delivering modern performance. If you want more on the regulations, our sash and case windows page covers them in full detail.

Our timber options

Two timber types, and that’s what we use across all window range.

The most requested choice is treated pine. It’s pressure-treated to ward off rot and decay, accepts a paint finish well, and works well in Hollybush’s damp climate.

A natural timber finish, extra durability, hardwood is the answer for both. Naturally more wear-resistant, and it takes stains and oils so well.

We recommend the most appropriate timber for each project, taking into account the property age, its exposure level, and the desired finish.

Timber windows FAQ

What types of timber windows do you make?

We make two main types: sash and case windows and casement windows, both available in treated pine or hardwood. Sash and case are the traditional Hollybush design, moving up and down within a timber box frame. Casement windows are hinged and swing outward. We also make fixed window panels to match any window opening setup.

Timber or UPVC, which is the better window?

For results, longevity, and looks? Yes, timber wins. It insulates better at the equivalent frame width, lasts significantly longer when maintained, and can be restored not fully replaced. It’s also the sole material accepted for listed buildings and highly preferred in conservation areas.

Replacing single glazing to double glazing in timber windows, is it possible?

In many cases, yes. Good existing frames? We convert the glazing to double-glazed sealed units as part of a restoration programme. Original frames are preserved, thermal and acoustic results gets better.
