Our timber window options
We produce two primary types of timber window, each designed for different properties and requirements. Both are offered in treated pine or hardwood, and both feature double-glazed sealed units as standard.
Traditional sash windows
Scotland’s traditional window design.
Sash windows work on a simple but clever system: they slide vertically in a timber box frame using weighted cords and pulleys. You’ll find them on most of Hillington’s Victorian and Edwardian tenements, and if you’ve got a listed property or conservation area property, they’re the only permitted replacement where sash and case was the existing design.
We refurbish, repair, and build custom sash windows that precisely match existing profiles and proportions while achieving modern thermal and acoustic standards.
If your existing frames are sound, restoration, draught-proofing and double glazing upgrades, is usually the smartest option. We do full inspections before recommending replacement, so you know exactly where you are.

Casement windows
Casement windows swing outward on hinges, creating a larger opening for fresh air and making cleaning simple from inside. They’re the common choice on Hillington properties built from the 1920s onwards, as well as extensions, dormers, and newer builds.
We make custom timber casement windows in side hung, top hung, and fixed configurations, so whatever configuration you need, we can deliver it. And like our sash windows, every casement is custom-built and double glazed as standard.

Why timber makes sense for windows
Timber has been the go-to window material for hundreds of years, and it’s worth understanding why. It truly outperforms UPVC and aluminium in several areas that make a difference to households, and that’s not just tradition.
Natural heat insulation
Timber conducts heat far less easily than aluminium. Outperforms UPVC at equivalent frame thicknesses. Better thermal performance from the frame itself, before the double glazing even gets involved.
Scotland runs on heating bills. A timber frame’s insulating characteristics make a measurable effect to what you pay, and that saving adds up over the years.
Repair, don’t replace
Timber window deteriorates? Good news: you can fix it.
Rot in a sill or bottom rail can be excised and fresh timber fitted in its stead. A damaged part of frame can be repaired and restored. UPVC offers no such alternative: when it deteriorates, the whole unit goes to landfill and everything starts again.
Think about it: over the lifetime of a property, being able to repair and maintain timber windows rather than going for full replacement cuts serious money and cuts a lot of waste.
Eco credentials
Every piece of timber we work with is procured from responsibly managed forest, that’s how we operate.
Timber holds carbon and breaks down cleanly, it’s a renewable material. UPVC is plastic derived from oil, and aluminium manufacturing is extremely carbon-heavy.
If the environmental footprint of your house counts to you, timber is the clear option. It’s as simple as that.
Character and appeal
Pick up a timber window sash and you feel it, weight, depth, natural grain. No artificial material can copy that.
On a traditional sandstone tenement, a blonde stone villa, or a period Scottish cottage, timber windows belong in a way UPVC just can’t. Worth noting if aesthetics count to you.
And they contribute real value to a property, especially older properties where original or sympathetic features are what buyers look for.
Double glazing timber windows
Sash or casement. Every window. Double-glazed sealed units included as standard.
The sealed unit is housed within the timber frame, using two sheets of glass with a sealed cavity to reduce heat transfer and lift sound insulation.
Combined with the natural insulating qualities of the timber frame, a double-glazed timber window gives you solid thermal and acoustic performance across both sash and casement styles.
We can also install glazing bars if your property calls for a traditional divided-light appearance.
Where older timber windows remain solid but single glazed, we can in many cases convert them to double glazing as part of a restoration programme, retaining the original frames and improving thermal performance without needing a full replacement.
It’s a particularly regular project on Hillington’s older properties, well-constructed existing sash windows, but single glazing that allows in cold and ambient noise. Easily fixed.

If your property is in one of these areas, you need to know that UPVC is not an permitted window material. Your local council will often require replacements that match the original in material, design, and profile.

Timber types
Two timber types, and that’s what we stock across the entire window range.
Treated pine is the most requested choice. It is pressure-treated to prevent rot and decay, takes a paint finish readily, and performs well in Hillington’s wet weather.
If a natural timber finish is what you want, or if extra durability is required, hardwood is the option. It’s by nature more wear-resistant and accepts stains and oils beautifully.
We advise on the most appropriate timber for each project, taking into consideration the property age, its exposure, and the required finish.
FAQ, timber windows
Which wooden window types do you make?
Sash and case is the traditional Hillington style, moving vertically in a timber box frame, that’s one type. Casement windows are hinged and open out, that’s the other. Both come in treated pine or hardwood. And we make fixed window panels too, for any opening configuration.
Timber or UPVC, which is the better window?
Three things: performance, longevity, looks. Timber wins on all three. More effective insulation at the equivalent frame width. Considerably longer lifespan when looked after. Fixable, not replaced. And it’s the only material permitted for listed buildings, highly favoured in conservation areas too.
Is it possible to upgrade single glazing in timber windows?
Many cases, yes. The current frames are good, so we upgrade the glazing to double-glazed sealed units as part of a restoration. Existing frames stay, look stays, and the thermal and acoustic performance improves, without a full replacement.
