Our wooden window options
We build two primary types of timber window, each built for different properties and needs. Whichever you pick, both are offered in treated pine or hardwood and both include double-glazed sealed units as standard.
Sash windows
The traditional Scottish window type.
Sash windows work on a clever system: they slide vertically in a timber box frame using weighted cords and pulleys. You’ll see them on most of Heathfield’s period tenements, and if you’ve got a listed property or conservation area property, they’re the required replacement where sash and case was the existing design.
We restore, repair, and produce custom sash windows. Existing profiles. Period proportions. Modern thermal and acoustic performance.
Restoration usually includes draught-proofing and double glazing upgrades. Best route where original frames are solid. We survey fully before recommending any replacement.

Casement windows
Casement windows open outward on hinges, creating a bigger opening for ventilation and making window cleaning easier from inside. They’re the common option on Heathfield properties going back from the 1920s onwards, as well as rear extensions, dormers, and new builds.
We make custom timber casement windows in side hung, top hung, and fixed configurations, so whatever configuration you need, we can make it. And like our sash windows, every casement is made to measure and fitted with double glazing as standard.

Why choose timber for your windows
Timber windows have been around for generations, and there’s a good reason they’ve stayed the go-to. It’s not just tradition, timber genuinely outperforms UPVC and aluminium in a number of areas that matter to homeowners.
Natural insulation
Timber carries heat far less easily than aluminium and outperforms UPVC at the same frame thicknesses. This means better thermal performance from the frame itself, before the double glazing is even added.
Scotland’s not exactly tropical, and energy costs are no joke, so the fact that timber frames retain warmth better makes a tangible effect to what you spend.
Repair, don’t replace
If a timber window deteriorates, the good news is you can fix it.
Rot in a sill can be cut out and fresh timber fitted in. A damaged section of frame can be repaired. UPVC can’t be repaired in the same way. When it breaks down, the whole unit goes to landfill and you start again.
Over the lifetime of a property, maintaining and repairing timber windows rather than replacing them saves cost and cuts waste. It’s a simple calculation.
Environmental sustainability
All our timber is sourced from ethically managed forests.
Stores carbon as long as it works, then breaks down naturally. No landfill, no harmful process. UPVC is plastic from oil, and aluminium manufacturing is highly carbon-heavy. The difference doesn’t need explaining.
For homeowners for whom the environmental footprint of their property is a consideration, timber is the obvious option.
Character and value
The heft, character, and natural texture of timber windows is something no man-made alternative can copy.
On a sandstone tenement, a light stone villa, or a traditional Scottish cottage, timber windows just fit in a way UPVC never quite manages.

Timber windows with double glazing
Whether sash or casement, all the windows we produce include double-glazed sealed units fitted. It’s always fitted.
Two layers of glass. A cavity between them. The sealed unit sits inside the timber frame and manages the rest, limiting heat transfer, improving sound insulation.
The timber frame does its bit. The double glazing does its bit. Together they deliver excellent thermal and acoustic performance across both styles, sash or casement, same standard.
If your property calls for a traditional divided-light look, we can fit glazing bars, just let us know.
The frames are in good shape, they’re just single glazed. In a lot of cases, we can switch to double glazing as part of a restoration programme, retaining what’s worth keeping, improving thermal performance, no full replacement needed.
It’s a particularly frequent request on Heathfield’s older properties, solid original sash windows, but single glazing that allows in cold air and ambient noise. Easily fixed.

Timber windows for conservation areas and listed buildings
Scotland has more than 600 recognised conservation areas.
If your property is in one of these areas, UPVC isn’t an permitted window material, and your local council might well require replacements that mirror the original in material, design, and profile.

Our timber choices
Two timber types. That’s what we use across all window range.
Treated pine represents the most requested choice. It is pressure-treated to ward off rot and decay, takes a painted finish well, and holds up reliably in Heathfield’s wet weather.
For properties where a natural timber look is preferred, or where extra durability is called for, we offer hardwood, which is inherently more resistant to deterioration and takes stains and oils with excellent results.

What timber windows do you make?
We manufacture both sash and case windows and casement windows, available in treated pine or hardwood. Sash and case windows are the traditional Heathfield style, working by sliding up and down within a timber box frame. Casement windows are hinged and open outward. We also produce fixed window panels to suit any opening setup.
Are timber windows worth it over UPVC?
On performance, lifespan, and appearance: yes. Timber insulates more effectively at the equivalent frame thickness, lasts significantly longer when looked after, and can be fixed rather than replaced when damage happens. It’s also the only material permitted for listed buildings and is strongly favoured in conservation areas.
Can existing timber windows be converted to double glazing?
In a significant number of cases, yes. Where current timber frames are in sound condition, we can switch the glazing to double-glazed sealed units as part of a restoration programme. This preserves the existing frames and appearance while improving thermal and acoustic standards.
