Our range of timber windows

We make two main types of timber window, one right for older properties, one suited to newer ones. Both are made in treated pine or hardwood, and both come with double-glazed sealed units as standard.

Sash windows

The classic Scottish window, and still the best.

You know what makes sash windows special? They move vertically in a timber box frame using weighted cords and pulleys. They’re the classic window on most of East Kilbride’s Victorian and Edwardian tenements, and the only accepted replacement for listed buildings and conservation area properties where sash and case was the existing design.

We restore, sort, and produce custom sash windows. Period profiles. Period proportions. Modern thermal and acoustic standards.

A lot of the time, refurbishing the existing frames, draught-proofing and double glazing, is the better call if the frames themselves are still sound. We do a full assessment before suggesting full replacement.

Casement windows

The hinged window. Opens out, lets in more ventilation, easy to clean from inside with no fuss. Casement windows became the norm on East Kilbride properties from the 1920s on, including rear extensions, dormers, and newer builds.

Side hung, top hung, fixed, three configurations, all in custom timber. And like our sash windows, every casement we make is custom-built and fitted with double glazing as standard.

There’s a reason people have been fitting timber windows in houses for generations, and it’s not just because they always have. Timber actually outperforms UPVC and aluminium in several areas that matter to homeowners.

Timber’s natural insulation

Here’s something that trips up people: timber actually carries heat far less easily than aluminium, and it outperforms UPVC at the same frame thickness. That means the frame itself is already doing stronger thermal work before you even add the double glazing.

Scotland. Cold. Expensive to heat. A timber frame’s insulating qualities make a measurable impact.

Repair, don’t replace

Timber window gets damaged? You can sort it.

Rot in a sill? Cut it out and put in fresh timber. Damaged section of frame? Repair. UPVC isn’t repairable. When it goes, the whole unit ends up in landfill and you’re starting from scratch.

Think about it: over the lifespan of a property, being able to look after timber windows rather than going for full replacement cuts serious money and reduces a lot of waste.

Environmental sustainability

All timber used in our windows is procured from ethically managed forest.

Stores carbon as long as it works, then biodegrades cleanly. No landfill, no toxic process. UPVC is plastic from oil, and aluminium manufacturing is extremely energy-intensive. The contrast doesn’t need explaining.

Beauty and appeal

The heft, character, and grain of timber windows is what no artificial alternative can copy.

On a traditional sandstone tenement, a blonde stone villa, or a traditional Scottish cottage, timber windows just fit in a way that UPVC just can’t pull off.

Value, too. On period properties, where original or sympathetic features are part of the appeal, timber windows bring genuine value that UPVC can’t match.

Timber windows with double glazing

Every window we build, sash or casement, comes with double-glazed sealed units fitted. No extras needed.

Two sheets of glass. A sealed cavity between them. The sealed unit sits inside the timber frame and manages the rest, limiting heat transfer, improving sound insulation.

The timber frame does its bit. The double glazing does its bit. Together they achieve strong thermal and acoustic results across both styles, sash or casement, same result.

For properties that call for a traditional divided-light appearance, we can install glazing bars as an addition.

Where older timber windows remain solid but single glazed, we can in many cases upgrade them to double glazing as part of a restoration, retaining the existing frames and boosting performance without needing a full replacement.

This is a common project on East Kilbride’s older properties. The original sash windows are well-built, but the single glazing admits cold and street noise, and converting to double glazing fixes both.

Timber types

Two timber types. That’s it. We stock both across all window product range.

Treated pine: most popular choice. Pressure-treated against rot and decay. Holds a painted finish well. Performs well in East Kilbride’s damp weather.

Want a natural timber look or need extra hardwearing performance? Hardwood is what you need, inherently more resistant to wear, and it accepts stains and oils beautifully.
