What timber windows we make

Two types. Two different requirements. We make one for older properties, one for newer ones, but both come in treated pine or hardwood, and both include double-glazed sealed units as standard.

Sash and case windows

The traditional window style for Scottish properties.

Sash windows work on a pretty clever system: they move vertically in a box frame using weighted cords and pulleys. You’ll see them on most of Claygate’s period tenements, and if you’ve got a listed property or conservation area property, they’re the only accepted replacement where sash and case was the original design.

We refurbish, fix, and build custom sash windows designed to match existing profiles and proportions. The outcome is modern thermal and acoustic results in a window that looks exactly as it should.

Here’s the thing: renovating your existing frames with draught-proofing and double glazing upgrades is often the best move if the frames are still solid. We always do a full survey before suggesting any replacement.

Casement windows

Hinged. Open outward to open. Wider opening, easier cleaning from inside. Standard on Claygate properties built from the 1920s on, including extensions, dormers, and new builds.

Why timber windows are the right choice

Timber has been the go-to window material for hundreds of years. Not just tradition, it truly outperforms UPVC and aluminium in multiple areas that make a difference to households.

Natural insulation

Here’s something that surprises people: timber actually transfers heat far less quickly than aluminium, and it outperforms UPVC at the same frame thickness. That means the frame itself is already doing stronger thermal work before you even add the double glazing.

In a country like Scotland, where heating costs represent a real issue for most households, the insulating characteristics of a timber frame make a measurable effect.

Fix it, don’t replace it

Where deterioration occurs in a timber window, restoration remains a realistic route.

Got rot in a sill or bottom rail? You take it out and put in new timber. Damaged part of frame? Repair. With UPVC, you don’t have that option. When it fails, the entire thing ends up in landfill and you’re starting again.

Year after year, maintain rather than start over. Over the life of a property, that adds up to real cost saved and a lot less waste going to landfill.

Eco credentials

All timber that goes into our windows is sourced from responsibly managed forest.

Locks in carbon as long as it works, then breaks down naturally. No landfill, no toxic process. UPVC is plastic from oil, and aluminium manufacturing is extremely energy-intensive. The contrast doesn’t need explaining.

Double-glazed timber windows

Whether sash or casement, all the windows we make feature double-glazed sealed units as standard. It’s always included.

The sealed unit sits within the timber frame, using two panes of glass separated by a cavity to limit heat transfer and boost sound insulation.

For properties that call for a traditional divided-light look, we can install glazing bars as an addition.

Still sound but single glazed? We can often convert to double glazing as part of a restoration, keeping the existing frames, lifting thermal performance, and avoiding a full replacement.

Conservation area timber windows

Scotland has over 600 recognised conservation areas, and if you’re in one affects what you are permitted to do with your windows.

If your property is in one of these areas, UPVC isn’t an approved window material, and your local council may well require replacements that replicate the original in material, design, and profile.

Timber types

Across all our window products, we work with two types of timber.

Treated pine is the most popular choice, and for good reason. It’s pressure-treated to ward off rot and decay, holds a painted finish well, and holds up well in Claygate’s damp climate.

Want a natural timber look? Need extra durability? Hardwood. Inherently more resistant to damage. Takes stains and oils beautifully.

What types of timber windows do you make?

We make both sash and case windows and casement windows, available in treated pine or hardwood. Sash and case windows are the traditional Claygate style, operating by moving up and down within a box frame. Casement windows are hinged and open outward. We also build fixed window panels to suit any opening setup.

Timber or UPVC, which is the better window?

On all three counts, performance, lifespan, and looks, yes, timber is the superior choice. It insulates better at the same frame thicknesses, lasts considerably longer when regularly maintained, and can be restored rather than fully replaced when damage happens. Timber is also the sole material permitted for listed buildings and is strongly favoured in conservation areas.

Replacing single glazing to double glazing in timber windows, is it possible?

Many cases, yes. The existing frames are good, so we convert the glazing to double-glazed sealed units as part of a restoration programme. Existing frames remain, look stays, and the thermal and acoustic performance gets better, without a full replacement.
