What timber windows we make
We build two primary types of timber window, each suited to different properties and needs. Whichever you pick, both are available in treated pine or hardwood and both come with double-glazed sealed units as standard.
Sash windows
The traditional Scottish window design.
You know what makes sash windows great? They slide vertically in a timber box frame using weighted cords and pulleys. They’re the classic window on most of Clackmannan’s Victorian and Edwardian tenements, and the required replacement for listed buildings and conservation area properties where sash and case was the original design.
We renovate, repair, and make custom sash windows that replicate the original profiles and proportions while achieving modern thermal and acoustic performance.
The existing frames are solid, so why swap them? Restoration, draught-proofing and double glazing upgrades, is often the most sensible option. We do full assessments first, before we ever recommend replacement.

Casement windows
Casement windows are hinged and swing out to open, giving a wider opening for ventilation and making cleaning from inside much easier. They’re widespread on Clackmannan properties dating from the 1920s onwards, as well as extensions, dormers, and new builds.
Side hung, top hung, fixed, three configurations, all in custom timber. And like our sash windows, every casement we make is made to measure and fitted with double glazing as standard.

Why timber windows are the right choice
Timber windows have been around for centuries, and there’s a good reason they’ve stayed the first choice. It’s not just tradition, timber actually outperforms UPVC and aluminium in several areas that matter to households.
Natural insulation
Timber carries heat far less readily than aluminium. Outperforms UPVC at equivalent frame thicknesses. Stronger thermal performance from the frame itself, before the double glazing even factors in.
Scotland’s not exactly warm, and heating bills are no joke, so the fact that timber frames keep heat in better makes a tangible effect to what you spend.
Repair, don’t replace
Things get damaged. With timber, that’s not the end of the story. You can sort it.
Rot in a sill can be cut out and new timber put in its stead. A damaged section of frame can be repaired and restored. UPVC offers no such option: when it fails, the entire unit ends up in landfill and the process starts again.
Think about it: over the life of a property, being able to repair and maintain timber windows rather than replacing them cuts serious money and reduces a lot of waste.
The sustainable option
All timber that goes into our windows is sourced from sustainably managed forest.
Timber is a renewable material that sequesters carbon during its lifespan and decomposes naturally at end of life. UPVC is a plastic derived from oil, and aluminium production is highly carbon-heavy, worth knowing if the environment is important to you.
If the carbon impact of your house is important to you, timber is obviously the better choice. It’s not complicated.
Character and value
Timber windows have a weight, a feel, and a grain that no artificial material can come close to.
On a traditional sandstone tenement, a blonde stone villa, or a traditional Scottish cottage, timber windows achieve an aesthetic fit that UPVC never quite manages.
And they contribute tangible value to a property too, especially period homes where period features are part of the attraction.
Double glazed timber windows
Sash or casement, it doesn’t matter. Every window that leaves our workshop has double-glazed sealed units included as standard. Always has been.
The sealed unit fits inside the timber frame, two panes of glass with a cavity between them, reducing heat transfer and improving sound insulation.
Timber frame. Double glazing. Combined: strong thermal and acoustic performance across both window styles.
We can also fit glazing bars if your property needs a traditional divided-light appearance.
Where older timber windows are in sound condition but only single glazed, we can in many cases convert them to double glazing as part of a restoration, preserving the existing frames and lifting performance without necessitating a full replacement.
Clackmannan’s older properties bring up this request all the time. Solid original sash windows, but single glazing that admits cold air and street noise like there’s nothing there.

Timber windows and conservation areas and listed buildings
Scotland: more than 600 recognised conservation areas.
Conservation area, and your windows need replacing? UPVC is not an acceptable material, your local council will often require replacements that mirror the original in material, design, and profile. It’s a strict requirement.

Timber types
Two timber types, and that’s what we use across the entire window product range.
Treated pine is the most chosen choice, and for good reason. It’s pressure-treated to ward off rot and decay, holds a paint finish well, and works reliably in Clackmannan’s rain-heavy climate.
If you want a natural timber look, or if you need something more durable, hardwood is the answer, it’s naturally more immune to damage and it takes stains and oils beautifully.

Timber windows FAQ
What styles of timber windows do you make?
We make sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Clackmannan design, sliding up and down within a timber box frame. Casement windows are hinged and open out. We also make fixed window panels to suit any window opening configuration.
Are timber windows better than UPVC?
For results, lifespan, and appearance? Yes, timber is better. It insulates better at the same frame width, lasts significantly longer when looked after, and can be restored rather than fully replaced. It’s also the only material accepted for listed buildings and is strongly preferred in conservation areas.
Can you replace single glazing with double glazing in existing timber windows?
Many cases, yes. The current frames are sound, so we upgrade the glazing to double-glazed sealed units as part of a restoration programme. Original frames stay, character is preserved, and the thermal and acoustic results gets better, without a full replacement.
