Timber windows we make
Two types. Two sets of requirements. We make one for older properties, one for modern ones, but both come in treated pine or hardwood, and both include double-glazed sealed units as standard.
Traditional sash windows
Scotland’s original window type.
Slide up and down. Box frame. Weighted cords and pulleys. That’s a sash window. They’re on most of Biggar’s Victorian and Edwardian tenements and the only permitted replacement for listed buildings and conservation area properties where sash and case was the existing design.
The finest sash windows should look exactly like the original. We renovate, sort, and make custom ones mirroring original profiles and proportions, while achieving modern thermal and acoustic performance where it counts.
Restoration often covers draught-proofing and double glazing upgrades. Most sensible call where original frames are solid. We inspect everything before recommending replacement.

Hinged casement windows
The hinged window. Swings outward, lets in a wider flow of air, easy to reach from inside with no fuss. Casement windows became the norm on Biggar properties from the 1920s on, including extensions, dormers, and newer builds.
We produce custom timber casement windows in side hung, top hung, and fixed configurations. Like our sash windows, every casement is custom-built and double glazed as standard.

Why timber is the right choice for windows
Timber windows have been around for centuries, and there’s a reason they’ve stayed the first choice. It’s not just tradition, timber genuinely outperforms UPVC and aluminium in multiple areas that matter to homeowners.
Timber’s insulating qualities
Here’s something that surprises people: timber actually transfers heat far less readily than aluminium, and it outperforms UPVC at the same frame width. That means the frame itself is already doing stronger thermal work before you even add the double glazing.
Scotland. Cold. Expensive to heat. A timber frame’s thermal properties make a tangible difference.
Fix it, don’t replace it
Timber window gets damaged? You can repair it.
Rot in a sill or bottom rail? Take it out, fit new timber. Damaged frame section? Rebuild it. UPVC can’t be repaired: it fails, it goes to landfill, you start again.
Over the lifetime of a property, maintaining and repairing timber windows rather than going for full replacement cuts money and cuts material waste. It’s a straightforward calculation.
The sustainable option
All our timber is sourced from responsibly managed forest.
Timber is a replenishable material that stores carbon throughout its working life and decomposes cleanly at end of life. UPVC is a oil-based plastic, and aluminium manufacturing is extremely energy-intensive.
If you care about the environmental footprint of your house, timber is the obvious option.
Character and property value
There’s a heft, a feel, and a natural grain to timber windows that man-made materials just can’t match.
On a sandstone tenement, a blonde stone villa, or a period Scottish cottage, timber windows fit right in a way UPVC just can’t. Worth noting if aesthetics matter to you.
Timber windows also contribute genuine value to a property, particularly period homes where original or sympathetic features are what attracts buyers.
Double-glazed timber windows
Sash or casement, it doesn’t matter. Every window that we produce includes double-glazed sealed units included as standard. Always has.
The sealed unit is housed within the timber frame, employing two panes of glass with a cavity to limit heat transfer and improve sound insulation.
Timber frame. Double glazing. Combined: solid thermal and acoustic results across both window styles.
Traditional divided-light appearance? We can fit glazing bars, a simple addition that makes a real difference.
The frames are in good shape, they’re just single glazed. In many cases, we can switch to double glazing as part of a restoration programme, keeping what’s worth keeping, improving performance, no full replacement required.
This is a common job on Biggar’s older properties. The existing sash windows are solid, but the single glazing admits cold air and ambient noise, and converting to double glazing addresses both.

Timber windows for conservation areas and listed buildings
Scotland has more than 600 officially recognised conservation areas, and if you’re in one, it makes a difference.
If your property is in one of these areas, it’s worth understanding that UPVC is not an approved window material. Your local council will often require replacements that mirror the original in material, design, and profile.

Types of timber we work with
Two timber types. That’s it. We stock both for the entire window product range.
Treated pine: most requested choice. Pressure-treated against rot and decay. Takes paint well. Works well in Biggar’s rain-heavy climate.
If you prefer a natural timber look, or if you need something extra durable, hardwood is the answer, it’s inherently more immune to wear and it accepts stains and oils really well.

Common questions about timber windows
What types of timber windows do you produce?
We produce sash and case windows and casement windows, both offered in treated pine or hardwood. Sash and case are the traditional Biggar design, moving up and down within a timber box frame. Casement windows hinge and swing out. We also make fixed window panels for any opening configuration.
Are timber windows better than UPVC?
On performance, lifespan, and looks: yes. Timber insulates more effectively at the equivalent frame thickness, lasts significantly longer when maintained, and can be fixed rather than fully replaced when damage happens. It’s also the only material accepted for listed buildings and is greatly favoured in conservation areas.
Can you replace single glazing with double glazing in existing timber windows?
In many cases, yes. If your existing timber frames are in sound condition, we can convert the glazing to double-glazed sealed units as part of a restoration. That keeps the original frames and appearance while boosting thermal and acoustic performance.
