Our range of timber windows
We produce two main types of timber window, one right for older properties, one right for newer ones. Both are made in treated pine or hardwood, and both include double-glazed sealed units as standard.
Traditional sash windows
The classic Scottish window, and still the go-to.
Sash windows work on a pretty clever system: they slide vertically in a timber box frame using weighted cords and pulleys. You’ll find them on most of Bannockburn’s Victorian and Edwardian tenements, and if you’ve got a listed property or conservation area property, they’re the required replacement where sash and case was the original design.
Whether your sash windows need renovating, sorting, or replacing altogether, we produce custom ones that replicate the original profiles and proportions, while still giving you modern thermal and acoustic results.
Restoration usually covers draught-proofing and double glazing upgrades, and it’s the best option where the existing frames are solid. We do full surveys before recommending any replacement.

Casement windows
Casement windows are hinged and open out to open, creating a bigger opening for airflow and making access from inside simple. They’re common on Bannockburn properties dating from the 1920s onwards, as well as extensions, dormers, and newer builds.

Why timber works best for windows
Timber has been the standard window material for generations, and it’s worth knowing why. It truly outperforms UPVC and aluminium in a number of areas that make a difference to households, and that’s not just tradition.
Natural insulation
Timber conducts heat far less quickly than aluminium and outperforms UPVC at comparable frame widths. The result is better thermal performance from the frame itself, and that’s before the double glazing factors in.
Scotland’s not exactly warm, and energy costs are no joke, so the fact that timber frames retain warmth better makes a genuine difference to what you spend.
Repair not replace
The key thing about timber windows is that if something gets damaged, you can fix it.
Rot in a sill? Take it out and put in fresh timber. Damaged section of frame? Replace in section. UPVC isn’t repairable. When it goes, the entire unit goes to landfill and you’re back to square one.
Year after year, look after rather than start over. Over the lifespan of a property, that adds up to real money saved and a lot less waste going to landfill.
Eco performance
All timber that we put into our windows is sourced from sustainably managed woodland.
Timber is a natural material, it holds carbon as it stands and breaks down cleanly when it’s done. UPVC is plastic based on oil, and aluminium production takes a significant amount of power.
Care about your property’s carbon impact? Timber. Obvious option.
Timber windows, character and value
There’s a weight, a depth, and a texture to timber windows that man-made materials just can’t replicate.
On a traditional sandstone tenement, a pale stone villa, or a traditional Scottish cottage, timber windows just fit in a way that UPVC never quite manages.
They add real property value too. Especially older properties. Original or sympathetic features matter to buyers.
Double-glazed timber windows
Every window we manufacture, sash or casement, comes with double-glazed sealed units fitted as standard. Always.
The sealed unit fits inside the timber frame: it’s two sheets of glass with a sealed cavity between them, which limits heat transfer and improves sound insulation.
Timber frame. Double glazing. Combined: strong thermal and acoustic results across both window styles.
Need glazing bars for a traditional divided-light look? We can fit those too.
Still in good shape but single glazed? We can often upgrade to double glazing as part of a restoration, preserving the existing frames, boosting thermal performance, and avoiding a full replacement.

Timber windows for conservation areas
Scotland has more than 600 officially recognised conservation areas, and if you’re in one affects what you can do with your windows.
Property in a conservation area? UPVC: not approved. Council will often require replacements replicating the original. Material, design, profile.

Timber types
We stock two timber types across all window range, here’s what you need to know about each.
Most people go for treated pine. It’s pressure-treated to resist rot and decay, holds a paint finish well, and handles Bannockburn’s wet climate without any issue.
A natural timber finish, extra strength, hardwood is the answer for both. Naturally more resistant to wear, and it accepts stains and oils beautifully.

FAQ, timber windows
What types of timber windows do you make?
We build sash and case windows and casement windows, both made in treated pine or hardwood. Sash and case are the traditional Bannockburn design, moving up and down within a timber box frame. Casement windows hinge and swing out. We also make fixed window panels for any opening configuration.
Are timber better than UPVC?
On performance, lifespan, and looks: yes. Timber insulates better at the same frame width, lasts considerably longer when maintained, and can be repaired rather than replaced when damage occurs. It’s also the only material permitted for listed buildings and is highly favoured in conservation areas.
Can I upgrade single glazing to double glazing in existing timber windows?
In most cases, yes. Good existing frames? We convert the glazing to double-glazed sealed units as part of a restoration programme. Existing frames are preserved, thermal and acoustic performance improves.
